Some properties could use a little TLC, but the location 3 miles from downtown and less than a mile from McLennan Community College makes North Waco worth a closer look. “There are pockets there that are just beautiful,” says Brook Ashley, owner of Brook Ashley Realtors. “The key is to drive 2 to 3 blocks to get a feel for the area because it’s a mix of everything.” Single-family homes dominate the property blend. A slight majority of residents own their homes, but many renters are in the mix, so it could be a good spot for an investment property. Most lots measure under a quarter acre, with pocket-sized front yards, shady trees and short driveways. Many cars park in the street, and while some streets feature sidewalks, they aren’t always well-maintained, so it can be challenging to get around on foot. Fixer-uppers start around $50,000 to $100,000, while smaller renovated cottages and ranch-style homes might cost $150,000 to $200,000.
