Peaceful living in D.C.
With its active neighborhood association and quiet residential streets, Manor Park has the feel of a suburban neighborhood even though it's part of the nation’s capital. “A lot of people tend to move to Manor Park because even though it’s urban since it’s in D.C., it has more of a suburban, small-town feel,” says Kimberly Diggs, an associate broker at Douglas Elliman Real Estate who has served Washington, D.C., since 2007. “Manor Park has their own little community within the district.” The Manor Park Citizens Association encourages community involvement with monthly meetings and neighborhood activities. “It’s not unusual for neighbors to get together and have small block parties,” Diggs adds. The lack of major thoroughfares shelters the neighborhood from D.C.’s infamous traffic, while public transportation options and walkable streets make for a convenient lifestyle.
20th Century rowhouses and new condos
Properties in Manor Park are tightly packed on its gridded residential streets, with many residents compensating for the modest lot sizes by planting gardens in their small front yards. There are condos at the southern end of the neighborhood, and homebuyers can find units from the 1950s for as low as $170,000. New condos and sleek, modern designs cost between $400,000 and $600,000. Early-to-mid 20th-century rowhouses make up most of the housing stock, with prices ranging between $600,000 to $800,000. Occasionally there are single-family Craftsmans and Cape Cods built around the same time — these can cost as much as $1.2 million.
Cider and a slice at Brightwood Pizza and Bottle
Residents find restaurants and stores on Kennedy Street. Taqueria Districto Federal is a casual Mexican restaurant where locals grab carne asada tacos for lunch. Brightwood Pizza and Bottle is a popular spot for post-work drinks since residents can enjoy beer and cider on tap and creative pies in an eclectic, rustic environment. “The neighborhood is close enough to Takoma Park, Maryland, which has a lot of grocery stores, shopping and dining,” Diggs says. Locals can go grocery shopping at Safeway or head to the Takoma Park-Silver Spring Food Cooperative for local and organic goods. For retail shopping, the large Downtown Silver Spring Mall is 3 miles north of Manor Park.
Hands-on learning at the Whittier School Garden
Kids can begin at Whittier Education Campus, which has a B rating from Niche and earned a Green Ribbon award in 2022 for its STEM program, which focuses on urban sustainability. The elementary school also has a school garden, where students learn about math, agriculture and more through project-based learning activities. Students can advance to Ida B. Wells Middle, which has yet to be rated by Niche, and continue learning at Coolidge High, which has a C-plus.
Picnic at Fort Slocum Park
Manor Park blends Washington D.C.’s walkability with nature, encouraging residents to enjoy fresh air. “There’s a little more green space, which is unusual in D.C.,” Diggs says. She adds, "you do still have the ability to walk to commerce, but what folks typically are doing is walking to enjoy the outdoors through the parks." Fort Slocum Park is a neighborhood favorite for picnics or walking dogs, and the Emery Heights Community Center is a hub for recreation. Kids can climb on the playground while residents play pickup basketball games, toss a ball around the baseball fields or work out in the rec room. Residents can swim laps or take their kids to the children’s pool at the Takoma Aquatic Center — admission to the indoor pool is free for D.C. residents.
Walk to the Takoma Metro Station
“A lot of residents still do rely on public transportation to commute around for work. There are major bus lines, and it’s not too far from the Takoma Park Metro Station,” Diggs says. Bus stops operated by the Washington Metropolitan Area Transit Authority are located along Fifth Street, and residents can catch the Red Line in Takoma to travel 6 miles south to Downtown D.C. The lack of major thoroughfares in the neighborhood limits traffic, so locals can drive on Piney Branch Road to connect to state highways, which link with the Capital Beltway.
