From outlying farmlands to townhouse community along Georgia Avenue
In the 1880s, Pleasant Plains was acres of farmland outside the nation’s capital. Now, the area is alive with the activity of Howard University, one of the most famous HBCUs in the country. Often called “Howard Village," the neighborhood consists of classic D.C. rowhouses and newer condo conversions, and it’s a popular landing spot for folks studying or working at Howard or who want to commute to the nearby Children’s National Hospital. There’s also quick access to four metro stations, the main road of Georgia Avenue and the vibrant nightlife along U Street. Residents have worked to shape the community's identity and character, distinguishing it from the larger Columbia Heights neighborhood to the west. “It’s got more personality than some of those other more commercial places that surround it,” says Tyler Siperko, a real estate agent with Compass with over 13 years of experience in the D.C. metro area. “Plus, it’s priced lower than Columbia Heights and Shaw.”

Howard Homecoming is a massive weeklong festival
Howard University is a massive part of everyday life for locals here, whether they attend school or not. This private research university is considered "the Mecca" for Black American culture and academia, with countless notable alumni, from actors like Chadwick Boseman and Taraji P. Henson to Supreme Court Justice Thurgood Marshall and Vice President Kamala Harris. In the early 1920s, esteemed writer Zora Neale Hurston lived in a rowhouse in Pleasant Plains while studying at Howard, where she would get an associate's degree. The rowhouse is currently a stop along the Pleasant Plains Heritage Trail. Locals here can enjoy the monumental Howard Homecoming Week, an annual tradition for the last century, open to all, whether they are connected to the university or not. The Community Parade heads down Georgia Avenue, and The Yard, a campus common area, hosts a Step Show and Greek Life Festival, while the Howard Bar Crawl embraces the bars along U Street. There's also the homecoming game, where the community comes out to root for the Bison football team.
Locals shop and dine along Georgia Avenue or 14th Street
Folks can walk to Howard China, for shrimp fried rice and lo mein dishes or chicken wings and fries with tangy mumbo sauce, a classic D.C. takeout order. NuVegan Café offers meatless sandwiches, salads, and vegan pastries a few doors down. "I don't live in Pleasant Plains, but I'm always there," says Siperko. "Call Your Mother Deli, Midland, St. Vincent's Wine Garden… that's where I hang out, and they're all in Pleasant Plains." The neighborhood is within reach of two commercial corridors, one in neighboring Park View along Georgia Avenue and one in Columbia Heights along 14th Street Northwest. A few blocks north along Georgia Avenue is the Midlands Beer Garden, which serves pub fare and has dozens of craft beer options to sip on the outdoor patio. There's also Call Your Mother, a locally loved chain bagel shop. 14th Street NW hosts the D.C. USA Mall, with a Target and Marshall's for retail and a Lidl and Giant for groceries. College students, working professionals and retirees alike make the weekly trip to U Street for a drink or a dance. The street was once the epicenter of D.C.'s jazz scene nearly a hundred years ago, and though the original jazz clubs may not be there, the music has never left. Patrons can grab a cocktail at dive bars like Solly's or sip vino and sample charcuterie at Barkada Wine Bar, while clubs like Lyve @ U and DC9 regularly host live bands and DJs to get crowds moving.

Banneker Rec Center is the main space for sports
Benjamin Banneker Recreation Center is a local athletic hub with tennis and basketball courts, a playground, a pool, and fields for baseball and softball. The facility was built in 1939 and was the first rec center in the city that allowed African Americans to gain memberships. During World War II, it was used as an ROTC training center and USO building for Howard University. Triangle Park is a modest, grassy plain that sits on Hobart Place NW and was plotted as part of a beautification program run by Lady Bird Johnson. A block north is Bruce Monroe Community Park, which has basketball and tennis courts and a locally run garden. Local efforts by the Pleasant Plains Civic Association to preserve the neighborhood's history led to the formation of the Georgia Avenue/Pleasant Plains Heritage Trail, spanning almost 2 miles with 19 historical plaques posted for landmark buildings and people. The trail starts at the U Street Metro station and ends at the Georgia Avenue – Petworth Metro station. Signs mark spots like the former home of Zora Neale Hurston or old speakeasies like Club Madre on 14th Street.

Wardman rowhouses and new condo options in Pleasant Plains
Home values in Pleasant Plains range from $400,000 to $1.3 million, varying by square footage. Along the neighborhood's compact city streets are many new condo conversions and classic Harry Wardman rowhouses with open-front porches. Homes are commonly bought and rented out to Howard students and staff. Apartment complexes and older brick duplexes are also on the market. Cardozo offers career path programs
The neighborhood falls under the jurisdiction of the District of Columbia Public Schools. Students can attend Tubman Elementary, which teaches prekindergarten through fifth grade, and Cardozo Education Campus, which teaches grades six through 12. Both schools have a B-minus Niche score. Columbia Heights Education Campus is another option for middle school-aged children and earns a B-plus. Cardozo offers Advanced Placement courses in English, Spanish, Science and Math, and Army JROTC and Career and Technical Education programs.
