A village of many springs near Fort Worth
Watauga, originally the home of the Cherokee, means “village of many springs”, receiving the name for its natural beauty and clear waters. Sitting 11 miles northeast of Fort Worth, the city has 23,000 residents, with the main draw being the location and housing prices. “Unless you have relatives living there, the price point brings people in,” says Jarod Marcus, a real estate associate with RE/Max Trinity. “Relatively speaking, housing is cheaper there than most surrounding areas.” The school districts are the main local employers; however, most people commute to Fort Worth and other cities for work.

Mixed homes with a lower median price
Watauga’s median home sale price is $290,000, lower than the Fort Worth and national medians. “You have a mixture of homes,” says Patricia Mihanda, a Realtor and team leader with Keller Williams Realty. “If you’re looking for more traditional old homes, you’ll find them there, and builders come in with new builds as well. So, you have a choice to go with whatever you are looking for." Foster Village is a suburban neighborhood in the northeast corner of the city. It features single-family homes on lots that are close to their neighbors. “About 90% of it is starter homes, and most homes are older,” Marcus says.

Two top-tier districts
Students are zoned for either the Keller Independent School District, which gets an A from Niche or Birdville ISD, which earns an A-minus. Keller is the larger district with 34,000 students. All of Keller’s high schools have Niche scores of A-minus or above. All other schools receive a B-minus grade or higher. “People will choose to live in northern Watauga for the school district,” Marcus says. Birdville ISD serves over 22,000 students. The Birdville Center of Technology and Advanced Learning offers a secondary program focused on STEM and Career & Technical Education.

Fishing and more at Capp Smith Park
Extending nearly 37 acres, Capp Smith Park’s fully stocked lake and natural springs are an enjoyable stop for nature lovers. “I’ve seen people fish; I was there the other day and saw a guy doing falconry,” Marcus says. Capp Smith also has a splash pad, an amphitheater and a Veteran’s Memorial, paying homage to those who have fought for the country. Indian Springs Park spans 15 acres on the northern side of Watauga. Athletes appreciate the park’s soccer fields, a skate park and fitness stations.

Celebrating the city at WataugaFest
Of the several events and series the city hosts throughout the year, the annual WataugaFest stands out. Every May, Wataugans celebrate their city with a weekend full of carnival rides, live music, food and fellowship. Families come together for Family Field Day, the Movies in the Park and the Concerts in the Park series. The Halloween Bash and Hometown Christmas Bash usher in the holiday season. The city dedicated the Watauga 9/11 Memorial, made of a piece of steel from the site of the World Trade Center, ten years after the attack. The memorial is housed at the Central Fire Station and serves as a constant reminder of the lives lost that day.

Retail hub near North Tarrant Parkway and Highway 377
Highway 377 is the hub of retail and local restaurants in Watauga. Starting at North Tarrant Parkway, the stretch along the highway includes cafes, restaurants and grocery stores. Further along 377 are big-box stores and locally owned and operated international grocers. Marcus notes residents will also head to nearby cities for shopping, dining and entertainment.

Highway 377 leads to Fort Worth
Highway 377 is Watauga’s western border and the primary roadway in and out of town. Fort Worth is an 11-mile drive away and connects drivers with Interstate 30, which runs across the Metroplex. The DFW International Airport offers nearly 200 domestic and 70 international flights daily and is 17 miles away from Watauga. Gertrude Tarpley-Watauga Health Center is the main medical facility downtown.

According to FBI crime statistics, violent and property crime rates are below the national average and have remained steady over the last few years.
Like much of North Texas, Watauga is at moderate risk for tornadoes, heat and severe thunderstorms.
