Wesley Chapel is booming and has become so popular that the state needed to add another highway exit to accommodate the flow of traffic from both residents and visitors. In fact, most locals don’t even refer to the area as Wesley Chapel. They call it New Tampa due to the city’s recent growth northward, which brought extensive housing development projects along with it. All this growth means lots of housing choices and exciting new amenities. “Stripping it down to the most simplistic elements, the draw to the area is the high quality of life at a relatively high affordability,” says local Realtor Max Boehmer, a principal with Vertica Partners and 10 years of experience. “You’re getting an excellent quality per pound ratio.”

From mobile homes to mansions
Wesley Chapel’s housing stock ranges from $100,000 mobile homes in retiree-friendly communities to million-dollar, 8,000-square-foot mansions on 10-acre lots. In between, there are bungalow starter homes, townhouses and multi-acre horse farms, all within a few miles of one another. The neighborhood was the first to debut what’s known as “lagoon living,” at places like Epperson Lagoon, a water park-style amenity with seven acres of crystal-clear water. 30-foot water slides and inflatable obstacle courses join cabanas for lounging, kayaks and more. “It essentially looks like a Caribbean beach in the middle of the county,” Boehmer says. “A big amenity like this lagoon is a driving demand factor that’s great for families because you can go to the beach without having to drive 45 minutes.”
Wesley Chapel streets are lined with sidewalks and bike lanes to be pedestrian friendly.
