Booming population south of Tampa

A central Florida boomtown, the population of the unincorporated community of Wimauma has more than doubled since 2010. Situated about 30 miles southeast of Tampa, this growing community is under pressure to meet the infrastructure needs of the population. Hillsborough County released a strategic plan in May 2023 that outlined nine ambitious goals to improve everything from water pressure to education to employment opportunities. Homebuyers looking in Wimauma will appreciate a relatively low cost of living and getting more bang for their buck.

Spanish, Mediterranean-inspired homes

The housing market in Wimauma is somewhat competitive despite a high inventory and robust development. Homes have been being developed in the community since the community since the 1980s, but most of them have been built since 2010. The development of contemporary homes in neat little rows has been rapid, with Spanish and Mediterranean-inspired accents like terra cotta roof tiles and rounded archways. Most of the neighborhoods are quiet, with sidewalks and lush landscaping. The area is predominantly single-family, and most residents own their homes, though there are pockets of townhomes that have sprung up in recent years. The 12-month median price on a single-family home was around $360,000 in January 2024, compared to over $430,000 in greater Tampa. Homes range in price from around $250,000 on the low end for a classic 1950s ranch to over $800,000 for new construction.

Newsome High School is a standout

Families with children in Wimauma are served by Hillsborough County Public Schools, the second-best district in the Tampa area, according to Niche, with a B-plus grade. Students can start their education at Wimauma Elementary, a walkable community school with a C grade from Niche. The school has a student-teacher ratio of 15 to 1, better than the national average of 17 to 1. A C-plus school, at Shields Middle the Scholar Quest Academy allows kids to gain high school credit in computer science, gaming and coding, agriscience, four levels of Spanish, plus accelerated math and science courses. Newsome High is a top-rated school with an A grade from Niche. The school has a robust athletics department with 29 varsity and JV sports programs, 35 coaches, almost 800 athletes and 15 district championships. Newsome’s marching band performed at the 2016 Macy’s Thanksgiving Day Parade.

Nearby shopping and dining destinations

Wimauma is primarily residential and quiet by design, but county planners see a vision of the future with a cohesive downtown. The area’s primary business district is at the border of Sun City Center at the intersection of U.S. Route 301 and Florida Route 674. For stocking up on groceries and essentials, there are a lot of options near the Kings Crossing shopping center, including Publix, ALDI and a Walmart Supercenter. For a quick bite, there’s China Chen, McDonald’s and a Wawa convenience store. There are a number of medical offices in neighboring Sun City Center, including an emergency room at South Bay Hospital, an orthopedic center, a dentist and a veterinarian. There is also a hardware store for home improvements, banking options and a car wash and tire and brakes place, so residents don’t have to travel far to meet their daily needs.

Lagoon with a swim-up bar, state park

Like most of Florida, Wimauma is a great place to enjoy the outdoors, with many places to play in the sunshine. With five acres of crystal-clear blue waters and surrounded by sand, the Southshore Bay Lagoon is a community highlight. Residents of the gated community can pay a monthly fee to access the lagoon, but a daily visitor pass is around $25. There is a swim-up bar, so it’s like a trip to the Bahamas without ever leaving home. Visitors can rent private cabanas, play on an inflatable obstacle course and even paddleboard or kayak. There are usually food trucks outside the venue to indulge at after working up an appetite swimming. For a more in touch with nature outdoor experience, Little Manatee River State Park has one of the most pristine blackwater rivers in the state. The river flows nearly five miles through 11 unique natural communities within the park. The park features one of Florida’s premier hiking trail – a six-mile stacked loop located in the wilderness area in the north half of the park.

Relatively well-connected community

For getting around Tampa and the rest of central Florida, Wimauma is relatively well connected. It is situated along U.S. Route 301, which runs north to Tampa and south to Sarasota. The west-to-east thoroughfare in the community is Florida Route 674, known locally as Sun City Center Boulevard. I-75 is about six miles west via Sun City Center Boulevard, linking Wimauma to Gainesville to the north and Fort Meyers to the south. The county’s HART bus service is available in the area, offering curb-to-curb service by reservation, with the flexibility of walk-up service from a bus stop.
