Walnut Hill is a neighborhood on the east side of Woburn, a city in Middlesex County. Located at the junction of Interstates 93 and 95, the community offers commuters access to downtown Boston. “It’s a convenient location,” says local Realtor Patricia Marsh, of Realty Executives Marsh & Associates. “It’s a very nice area for families.”

Single-family homes in Walnut Hill

Homes in Walnut Hill mainly consist of Colonial Revivals, Cape Cods and ranch styles. While some properties can date back to the early 1900s, many houses were built from the 1950s to the early 2000s. Lot sizes start at 5,000 square feet, and usually run between a quarter-acre to a half-acre in size. Listing prices can go between $500,000 and $700,000 for a 1,500 square feet single-family, and those over 2,000 square feet can go from $800,000 to $1.1 million. Several estate-sized homes over 4,000 square feet can fetch over $1.7 million. Townhouses and multi-family properties aren’t that common, but these can be around $1 million. Condos go from $300,000 to $600,000. “There is a dearth of inventory, so homes on the market sell very quickly, sometimes in just a weekend and no more than three or four days,” Marsh says. Houses sit on gridded plots of land, and yards are well-kept with grassy lawns and green space. Tree-lined streets can be narrow, and not all the roads are connected by sidewalks.

Outdoor opportunities at the Cranberry Bog Conservation and Leland Park

The Cranberry Bog Conservation Area sits right in the middle of the neighborhood, an almost 30-acre expanse that was an actual cranberry farming site through the late 1950s. Today, people can take a walk along the trail here, which is an area popular for bird watching. The roughly 4-acre Leland Park, situated in a southern pocket of Walnut Hill, has a street hockey rink in addition to a playground, pool, basketball court and athletic fields. There is also an indoor playground, VinKari Safari, at the southern tip of the community. About 3 miles south, Middlesex Fells Reservation features over 2,500 acres of natural forestland, miles of hiking trails and a pond.

A diverse food scene at Walnut Hill

In addition to shopping centers and chain grocery stores, Walnut Hill also has many locally owned restaurants and markets. Cummings Park, a neighborhood shopping center, is home to local businesses and popular eateries. Godavari is known for Indian cuisine and Maki Maki serves drinks, desserts and made-to-order sushi. The Indian grocery store Apna Bazar is also nearby. A few blocks north of the area, Woburn Village is another shopping plaza in town with a Market Basket; big-box stores such as Lowe’s and Kohl’s are right across the street. Located in the south end, Sam Walker's American Tavern has become a staple brunch spot, and Polcari's, an old-fashioned trattoria, is down the street.

Convenient proximity to Boston and Cambridge

Walnut Hill is bordered by the intersection of Interstates 93 and 95. Boston, Cambridge and the Boston Logan International Airport are all approximately 10 to 15 miles south via I-93. Winchester Hospital is right in the community. Those using public transportation can take the Massachusetts Bay Transportation Authority buses to Malden Center, and from there take the commuter rail for direct access to Boston.

The youngest Walnut Hill residents can attend Goodyear Elementary School, which has a student-teacher ratio of 13-to-1 and a C-plus Niche grade. Kennedy Middle School rates a B-minus. Events in Woburn

Walnut Hill borders Downtown Woburn to the east, a part of the city that serves as a hub for community events. One of the major celebrations is the Woburn Festival on the Common, which takes place on the Saturday after Thanksgiving and features everything from a live petting zoo to an appearance from Santa Claus. Other festivities include the Flag Day Festival, Juneteenth Celebration, a Halloween parade sponsored by the local Lion’s Club and Mayfly at the Summer Arts Festival, which has food, live music and pop-ups by local artists and vendors.
