Marumsco Woods is a sprawling residential area of Woodbridge on Occoquan Bay and just east of Interstate 95. Located 25 miles southwest of downtown Washington, D.C., Marumsco Woods is a major commuter area that is comparatively cheaper than nearby Fairfax and Loudoun counties. The area's vicinity to major shopping centers like Stonebridge at Potomac Town Center, recreation along Occoquan Bay and employers like the Marine Corps Base Quantico make it a convenient spot for suburban living. “Prince William County is a little more blue-collar, but it’s still the lifestyle of NOVA [Northern Virginia]. It’s fast-paced; It’s not like Charlottesville where everyone goes to the winery,” says Amal Hall, Realtor at Samson Properties. “It’s your best bet if you need to commute to D.C. and can’t afford Fairfax County.”

Views of Occoquan Bay
At Occoquan Bay National Wildlife Refuge, visitors can see wetlands and wildlife along the bay, such as blue herons, yellow-rumped warblers, and over 150 species of butterflies, dragonflies and damselflies. Adjacent to the wildlife refuge is Veterans Memorial Park, which has an outdoor swimming pool with a slide, a skate park and baseball fields. “Occoquan Bay is beautiful. You can go kayaking, canoeing, rafting,” Hall says. Her favorite spot is The River View at Occoquan, a wedding venue overlooking the Occoquan River and part of the 400-acre Occoquan Regional Park. “It’s gorgeous overlooking the water; that’s where I got married. There’s a boat ramp as well, and you can walk around and enjoy yourself there,” Hall says. Boat owners can also launch into the bay from Tyme N’ Tyde Marina. Featherstone National Wildlife Refuge, which is not open to the public, provides a barrier between developments in the neighborhood and flooding from Occoquan Bay. The refuge preserves the area’s wetlands and habitats of wildlife, such as bald eagles and red-bellied woodpeckers. Locals can explore one of the oldest houses in Prince William County at Rippon Lodge Historic Site before enjoying a picnic and walk along the boardwalk at Rippon Landing Park.

Shopping at Potomac Mills and Stonebridge
Potomac Mills is a mall just west of Interstate 95 from the neighborhood with shopping outlets like Burlington, Polo Ralph Lauren Factory Store, Gap Factory and New Balance Factory. The longstanding shopping center also has an AMC movie theater and chain restaurants like the Cheesecake Factory and Chili’s. Sam’s Club, Walmart Supercenter and Ikea are just outside the main building. “Potomac Mills has been there forever. A storm blew down the sign, and everyone freaked out because it was there for 30 years," Hall says. Just east of I-95, Stonebridge at Potomac Town Center is a newer outdoor mall with more upscale options. "Stonebridge," Hall says, "has all the fun stuff.” There are shops like Ulta and Carhartt, restaurants like Burgerfi and Uncle Julio’s, and an event lawn. The area also has salons, banks, Onelife Fitness gym and Wegman’s. Directly in the neighborhood, industrial buildings line Farm Creek Drive, with businesses including HomeTeam Pest Defense and BMS Moving & Storage. Along that road is Farm Cafe, a no-frills diner in the same building as Caliber Collision that serves burgers, steak and cheese sandwiches, and breakfast platters to workers on their lunch break. There’s also a Food Lion in the Featherstone Shopping Center off Jefferson Davis Highway.

Ranches and new traditional homes in subdivisions
Homes with fenced-in yards surrounded by towering trees line the winding subdivisions of Marumsco Woods. Students at Freedom High School can apply for special curriculum programs including medical coding and billing, the center for environmental and natural sciences, and Air Force JROTC.

Family-friendly events at Stonebridge
Hall describes the area as generally quiet, but there are things going on nearby. “They have great stuff for families. I wouldn’t say so much for young people because there aren’t any bars or anything like that. You’d have to go up to Arlington or D.C.,” she says. Stonebridge at Potomac Town Center hosts family-friendly events throughout the summer, like Wednesday story times on the lawn and Family Sundays, with music and games on the lawn. Stonebridge also hosts the annual Taste of Woodbridge Festival in June. Locals gather to check out art exhibits, peruse vendors’ goods, taste foods from local restaurants and listen to live music.

Commuting to D.C. and Marine Corps Base Quantico
Washington, D.C.’s Metrorail does not reach Woodbridge, but commuters can ride to Union Station in D.C. on the Virginia Railway Express. Riders can park and ride from Rippon Station, near the south end of the neighborhood, or Woodbridge Station, just north. Trains leave from the station several times a day. In addition to commuting around Northern Virginia and D.C., many residents work at the Marine Corps Base Quantico, 10 miles south. “There are a lot of military and government workers in this area as a whole,” Hall says. Drivers can get to the Marine base via Route 1, which goes through the neighborhood. Interstate 95, just west of the neighborhood, connects drivers north through D.C. and spans the entire East Coast from Florida to Maine. Ronald Reagan Washington National Airport is about 24 miles northeast, and Sentara Northern Virginia Medical Center is 2 miles west. Marumsco Woods has a CAP Index score of 3, slightly lower than the national average of 4.
