Small-town living in Willamette Valley

Woodburn is a vibrant city in Willamette Valley's agricultural heartland with a short commute to Salem and Portland. “I like to call it a ‘little big city.’ There’s a lot going on, but it’s still got that small-town feel,” says Realtor Gina Audritsh of Hallmark Properties, who lives and works in the area.

With around 29,000 residents, Woodburn is known for its exceptional diversity. It's home to a large community of Russian Orthodox Old Believers, members of the Christian traditionalist church who fled persecution from the Russian Orthodox Church in the 1950s. It also has a rich history of Hispanic culture that is celebrated annually during the Fiesta Mexicana, a three-day parade and festival established in 1964. “It’s very diverse and very accepting. That’s what community is all about,” Audritsh says.

A variety of architectural style to fit varied lifestyles

The city’s homes are as varied as the people that live there. Here, you’ll find homes that span styles and generations, from early 20th century cottages to mid-century ranch homes and Traditional homes built in the 1990s and 2000s. Seniors looking for a like-minded community can check out Woodburn Estates. It's among the largest senior living communities in Oregon with more than 1,500 single-family homes and a private 18-hole golf course. Lot sizes in Woodburn can reach up to 10,000 square feet or more, meaning you’ll have plenty of room for a backyard barbecuing. The city’s sidewalks and lush front yards give it a suburban vibe compared to the sparsely populated flatlands just outside the city limits. Because of the wide variety of home styles and ages, home prices can range from $250,000 to upwards of $600,000.

Traditional home prices typically range from $250,000 to upwards of $600,000 in Woodburn.
