Single-family homes and apartments near the University at Albany
Homes vary from split-levels, bungalows and raised-ranches to Cape Cods and revival builds. Single and multifamily homes range from the lower $100,000s to the upper $400,000s. “There’s no inventory. Homes come on and sell in a week. Especially if you’re below the median price, that affordability is higher,” says Kevin Clancy, a local and the founder and broker at Clancy Real Estate. “If you miss the first weekend a house is on the market, it’ll be gone by Monday.” There are also apartments to serve the area's student population. Campus Area’s median sale price is in the upper $200,000s, lower than Buckingham Lake-Crestwood and New Scotland-Woodlawn, but higher than Pine Hills. It's also lower than Albany's overall median of $310,000.

State offices and universities make this area a major job hub
In addition to being the home of the University at Albany’s main campus and the SUNY Polytechnic Institute, Campus Area is home to the Albany NanoTech Complex and many state organizations. “It’s easy, you can get to work in two minutes,” Clancy says. “The state of New York is probably the biggest employer in Albany.” Some streets have sidewalks, and Coach Bob Ford Way, one of the primary commercial areas, is lined with walkways that lead to the university. “A lot of people use public transportation, and it’s right near the state buildings,” says Heather Casaw, a Realtor with Coldwell Banker Prime Properties, who has been working in the industry for five years. There are Capital District Transportation Authority bus stops near the state buildings, the university and along Coach Bob Ford Way. Buses reach downtown, 7 miles away, in about 20 minutes and under 15 minutes by car. The neighborhood is also near Interstates 90 and 87.
