Home styles and prices downtown can vary dramatically. Condos near Historic U.S. Route 66 begin in the mid $200,000s and climb to the lower $400,000s, depending on square footage and number of bedrooms. Single-family homes can be Queen Anne cottages, Craftsman bungalows, Pueblo-inspired Southwestern houses or large midcentury modern constructions. “Downtown homes are older, so they have a lot of charm and style,” says Realtor Cecilia Chavez, associate broker with Realty One of New Mexico, who has nearly 20 years of experience and has lived in the Albuquerque area for 25 years. “Not a lot of new construction, which would be more cookie-cutter builds. It’s properties that have character.” Prices range from the lower $200,000s to the upper $600,000s, with some larger properties costing up to $1 million.

Available transportation options

One of Downtown Albuquerque’s biggest draws is its central location and proximity to the Alvarado Transportation Center.

  • Central Avenue, or Historic U.S. Route 66, forms downtown’s southern boundary.
  • Broadway Boulevard and Interstate 25 run south to the Albuquerque International Sunport.
  • Interstate 40 runs east to west across the city, connecting downtown west across the Rio Grande and east to Uptown and beyond.

Where neighborhood students attend school

Students in Downtown Albuquerque are zoned for Albuquerque Public Schools (APS), including the top-rated Albuquerque High School, where they receive a bilingual education. APS offers open enrollment, which allows students to pursue magnet pathways or transfer to out-of-district schools. Acceptance is based entirely on capacity and is determined through randomized lotteries.

Events, attractions and nightlife in Downtown Albuquerque

The ABQ BioPark, located by the Rio Grande, has a zoo, an aquarium and a botanic garden. The park also hosts a summer concert series, a harvest festival and the annual River of Lights holiday celebration. The KiMo Theatre, on Central Avenue, is a grandiose Art Deco movie house built in 1927 that continues to screen classic Hollywood films and host touring musicals. Restaurants and bars along Central Avenue are popular places to catch live music on Friday nights, and the Albuquerque Convention Center hosts fight nights, ballet performances and conventions year-round. “The Isotopes, which is our baseball team, have a field downtown,” Chavez says. “If you’re into musical theater, Popejoy Hall is right there by the university.”

Nearby parks, trails and community centers

Tingley Field, just across 10th Street from the BioPark, is home to a pair of baseball diamonds. The Barelas Community Center in Barelas has a small playground, indoor and outdoor sports courts and a weight room. Hikers can access the Paseo del Bosque Trail at multiple points along the Rio Grande, and at Tingley Beach, anglers of all ages can fish in the ponds. “It’s not a lot of water, but it is a fun spot for fishing or a picnic with friends,” Chavez says. “And lots of people like to run and jog along the trails by the river.”
