A quiet neighborhood with easy access to major employers
Boasting a mix of residential and retail space, the aptly named University Area offers a convenient location for homebuyers who work at Anchorage's universities and hospitals. "Proximity to the universities and the hospital system is the big draw. The college and medical campuses are all right there in walking distance," says Gary Cox, known as the Alaska Real Estate King, with Real Estate Brokers Alaska. "It's just a great family area close to bike trails and University Lake. It's great for homeowners who want to be able to walk to the university." The University of Alaska Anchorage and Alaska Pacific University are both located in the neighborhood, making it a popular location for faculty and staff to live. Providence Medical Center and Alaska Native Medical Center are the only Level II trauma centers in the state and are also in the area, giving residents convenient access whether they work at the hospitals or need medical care. While the colleges and hospitals get most of the attention, the neighborhood also features popular scenic parks, a wide array of restaurants and nearby shopping.

University Area residents have plenty of restaurants in the neighborhood, including a mix of chains and local options. Uncle Joe's Pizzeria is a popular spot for stone-baked pizzas and calzones, plus a wide selection of local beer. Thai Kitchen is located next door and serves classic Thai dishes for takeout. Residents can pick up groceries at the Fred Meyer west of the neighborhood on Northern Lights Boulevard or visit Tudor Market for Asian produce and packaged items. A few shops in the neighborhood offer a varied selection of items, including Silva Saddle Western Wear, Alaska Flower Shop and Value Village, a popular thrift store chain.

Single-family homes are usually on the neighborhood's east side on quiet, tree-lined streets. Ranch-style homes are common here, but buyers can also find split-level houses and traditional homes with spacious built-in garages. Education options from kindergarten to college
Students in University Area will likely attend College Gate Elementary School, rated a B-minus by Niche; Wendler Middle School, rated a C-plus; and Bettye Davis East Anchorage High School, also known as East High, rated a B-plus. East High serves approximately 1,800 students and has a student-teacher ratio of 19-to-1. The school offers academic programs to prepare students for biomedical and computer science careers. Students can study higher education at the University of Alaska Anchorage, home to nearly 12,000 students. The university has over 100 academic programs, including engineering, health, business and education. UAA also has 13 NCAA sports teams, including its Division I hockey team. The basketball team plays at the Alaska Airlines Center, a 5,000-seat arena that also hosts concerts and comedy shows. Alaska Pacific University is a small Methodist college with about 600 students. The college allows students to study pre-nursing, sustainability and marine and environmental sciences.

Scenic parks within walking distance
University Area residents have convenient access to one of the city's favorite parks, Goose Lake. This scenic lake is a popular spot to swim during the summer but offers other activities year-round. Residents can stroll on the walking trails, bring the kids to play on the playground or shoot some hoops on the basketball court. The park is also a great place to view wildlife, such as Pacific loons, Canada geese and songbirds. University Lake is another vast water feature with more walking trails. Residents enjoy bringing their dogs here to explore the forested area. Some of the trails in the neighborhood are also used for dog sledding during the winter. In the residential part of the neighborhood, Castle Heights Park is a small green space with a playground and picnic tables.

Several bus routes serve University Area, making it easy for residents to get around Anchorage. The Northern Lights, Tudor and Lake Otis routes all pass through the neighborhood, giving residents access to downtown and popular shopping destinations like Dimond Center and Tikahtnu Commons. For those who prefer to drive, downtown is about 5 miles from the neighborhood along C Street. The many walking trails in the area give residents an easier route to the universities, allowing them to walk through the parks on their way to work or class instead of following the roads. With the two hospitals in the neighborhood, residents are always just minutes away from medical care.
