Planned community of Antelope 15 miles from Sacramento
Antelope, California, answers the question: What if a suburban community could start over again from scratch and reprioritize itself? Located about 15 miles northeast of downtown Sacramento, it now combines suburban comfort with access to outdoor activities. “It’s family living at its best,” says Shaun Alston, executive broker for Eagle Realty, who’s been selling in the area for over 30 years. “You come here because you want a yard, a place to park your RV and to enjoy newer, more affordable homes.” The area was little more than a railyard, general store and a smattering of homes when in 1973, a train carrying thousands of bombs and ammunition slated for Vietnam exploded at the nearby Southern Pacific Roseville Yard. Over the next 18 hours, 32 boxcars exploded, all but levelling the surrounding community. No one was killed in the incident, but it did allow for the reimagination of the area. During the ‘80s, officials rebuilt Antelope, carefully planning housing developments and businesses. Today, nearly 49,000 people call the area home and enjoy being far enough away from bustling city centers yet within reach of Sacramento’s economic and cultural offerings.

Career Technical Education classes at Center Joint Unified schools
Two school districts. Dry Creek Joint Elementary and Center Joint Unified, serve the community. Both earn a B-plus from Niche. Dry Creek offers hands-on Science, Technology, Engineering, Arts and Mathematics (STEAM) programs and a Gifted and Talented Education (GATE) program. Center schools state they are committed to providing a positive and welcoming environment for all students and empowering them to reach their full potential. “We want our students and staff to feel like they belong, that they can make an impact, they’re valued and that they can thrive here,” says Kelli Twomey, communications coordinator for the district. Most of the schools offer multi-tier classes in several disciplines. “By exposing students to different pathways, such as media and design, through our Career Technical Education program, we open the door to opportunities for the future.”
Higher education options are nearby. Sierra College in neighboring Rocklin offers over 120 degrees, while American River College, south of Interstate 80, enrolls 30,000 students.

1980s and ‘90s Craftsman- and ranch-style homes
On average, homes in Antelope sell after 25 days on the market, compared to the national average of 44 days, and throughout the last 12 months, the average sale price for single-family homes has been about $495,000, up 4% from the previous year. Most were built between the 1980s and ‘90s, but investors can find a 1960s property for around $300,000. Two-bedroom homes on a tenth of an acre sell for as low as $385,000, while three-bedrooms on lots just shy of a quarter-acre can sell for as high as $590,000. The 41-acre Antelope Community Park features softball and baseball fields, lighted tennis courts and covered picnic tables. Its aquatic complex holds three public pools with play structures and slides. Tetotom Park has two playgrounds, a half basketball court and two soccer fields. A volleyball court and a few reservable picnic areas are also available here. Smaller pocket parks sit within walking distance of residents and typically offer playgrounds and walking paths. Shopping in Antelope is centered around small retail hubs scattered throughout. “Everything you need is readily accessible here,” says Alston. “You don’t have to travel outside of town for essentials, but locals like being close to the Galleria and Fountains malls in Roseville.” Chain businesses and basic service providers are found at the Antelope Market and Elverta Crossing Shopping Center, and big-box stores like Walmart sit south of Elverta Road. Grocery options include Bel Air, WinCo Foods and a European Deli House.
Diners here can choose from American, Mexican, Asian and Middle Eastern dishes, served at casual eateries and family restaurants; fast-food joints are peppered throughout Antelope. The Antelope Pizza House at Antelope Market shopping center offers gourmet pies like roasted garlic chicken, while Taste of Tuscany toward the east uses locally sourced ingredients for their signature pasta dishes. For more upscale dining experiences, residents often venture into Sacramento or Roseville.

Antelope Holiday Parade
The annual Antelope Holiday Parade is a circuitous celebration, with residents decorating their vehicles and floats with festive lights and then driving around several parks which serve as viewing areas. Refreshments and food vendors are available at Antelope Crossing Middle School near Tetotom Park.
Nearby highways and bus and rail services
Antelope's location offers relatively easy access to major highways, including Interstate 80, which leads 100 miles to San Francisco and about the same distance east to Lake Tahoe. The Roseville Bypass takes commuters roughly 15 miles southwest to Downtown Sacramento. This drive can take up to 30 minutes by car, depending on traffic. Residents here mostly rely on their cars for daily transportation, but the Sacramento Regional Transit District offers bus services. The Union Pacific Railroad sits toward the eastern end of Antelope, offering rides to Sacramento and destinations further west. Mercy San Juan Medical Center is nearby, and folks can head about 17 miles west to catch a plane at Sacramento International Airport.
Overall low crime rate and wet winters
Overall, Antelope has a low prevalence of property and violent crime, with a rate of 18 incidences per 1,000 residents and many feel the southern area of the town is the safest. The Sacramento County Sheriff’s Department oversees law enforcement here, which implements neighborhood watches and encourages citizens and businesses to register their video surveillance systems with the office as part of the Sheriff’s Electronic Eye (S.E.E.) Camera Registry Program, among other services.
With average temperatures ranging from 39 to 95 degrees, Antelope experiences cold, wet winters and hot, dry summers. The wet season here generally lasts from October to April, with February seeing the most rain. The town averages less than 4 inches of snow annually.

Just 13 miles from Sacramento, Kirkland Place is a hot market for those looking to get into real estate in a growing location. “The prices are great for first-time buyers, and people are getting in at the right time,” says Candice Tyrrell of Gonsalves Real Estate Properties, who sold a pair of homes in Kirkland Place in 2024. “Antelope, in general, is really growing so quickly, and it seems like renovations to buildings are happening all the time.” Location is key with Kirkland Place. Located near Interstate 80, locals can easily commute to Sacramento for work. The neighborhood is also near hip shopping and dining areas in Roseville and Rocklin. The area is popular with a younger crowd, as the median resident is 35 years old.
Whether it’s a backyard barbecue or an early morning walk with the dog, the residential streets in Kirkland Place are active. “There are always kids playing outside or people walking around no matter what time of day it is,” says Tyrrell. “It just feels different and extremely welcoming.” Homes in the area range from single-story homes built in the 1970s and 80s to sleek, modern Craftsman homes. Prices typically range between $350,000 and just over $500,000. Homes are clustered on close-together lots but have room for backyards. Houses have attached multi-car garages, and the wide sidewalks are shaded by mature oaks.
Kirkland's children attend the Twin Rivers Unified School District. Those living east of Don Julio Boulevard begin at Hillsdale Elementary, which has a B-minus Niche grade and a 17-to-1 student-teacher ratio. Those on the western side of Don Julio head to Ridgepoint Elementary for grades K-8. Ridgepoint has a B grade on Niche and was named the fourth-best middle school in the Sacramento area. Teens go to Highlands High School, which has a C-plus Niche rating. The school offers special coursework for students who want to go into digital media and technical careers after graduation.
Locals can kick the ball around at Tupelo Park’s soccer field or toss a frisbee in the 10 acres of green space. Chardonnay Park is a favorite spot for kids to explore the playground equipment and have a turn on the swing set, while adults prep a picnic on the community grills. The Foothill Golf Course is a Par 3 walking course, which is great for a quick round after work in the summer months. For those who prefer to pump the iron, 24 Hour Fitness has a location on Walegra Road.
Locals can head to Donut Time off of Elkhorn Boulevard to start the day with coffee, a fresh donut or a breakfast sandwich. The Highland Chinese Café is a favorite spot for residents to either dine in or take out traditional Chinese favorites. Taste of Tuscany offers an outdoor patio as well as an extensive wine list with all the classic Italian flavors. European Delicatessen is a full grocery store with a deli and bakery specializing in Central and Eastern European fare. For more grocery options, chains like Walmart and Raley’s are located off Antelope Road to the north of Kirkland Place. Kohl’s and other big box stores have locations in the neighborhood for those looking for retail options.
Antelope is served by the Sacramento Regional Transit bus system. Fixed route bus service is provided into Sacramento and locally in Kirkland Palace, with frequent stops along Walegra Road. The neighborhood is also minutes away from Interstate 80, which provides easy access to Sacramento and the rest of Northern California.
