A mix of designs offers quiet streets next to busy shopping centers
East of Interstate 35, walls of pecan, oak and ash trees hide rows of midcentury homes in the quiet, established neighborhood of Heritage Hills, shielding it from newer, busy shopping centers, apartment complexes and business parks that make up what locals call the Cameron Industrial Area. Few neighborhoods north of the city offer Heritage Hills’ mix of designs. Buyers have their choice of housing, shopping, recreation and ways to get around. Having access to these options does come with a slight compromise in proximity to downtown, but with only 7 miles of highway in between, the neighborhood continues to be popular with families, commuters and first-time buyers. “Heritage Hills is probably still one of the best 'bang for your buck' neighborhoods,” says Laura Betancourt, a Realtor with Moreland Properties who has sold homes across Austin. “You can get a deal and you're close in, but the lots are big, and the houses are big.”

Midcentury ranchers in the shadow of condos
The center of Heritage Hills is a classic suburban neighborhood, marked with “big lots, old trees, clean streets," Betancourt says. "All the houses are unique, so it's not like a cookie cutter, new build neighborhood." Surrounding the subdivision, denser options include apartment and condo communities built near shopping centers. For single-family homes, smaller midcentury ranchers typically sell for $450,000 to $600,000, while multi-story Colonial Revivals with double the square footage often sell for $600,000 to $675,000. Condos typically sell for $300,000 to $325,000, typically including access to a community pool and fitness center.

Gardens and rock climbing at Gustavo "Gus" L. Garcia Park
Between scenic pocket parks like North Acres Greenbelt, with its photogenic footbridge over Little Walnut Creek, and Gustavo "Gus" L. Garcia Park and Recreation Center, the neighborhood offers many ways to remain active. Numerous outdoor amenities make Gus Garcia Park a prime meetup space for residents and their recreational activities, such as soccer matches, pickup basketball games and group jogs around the park trail. Even non-sporty visitors find a way to mingle with neighbors at the Senior Serenity Garden. Inside the park’s 20,000 square-foot rec center, visitors play basketball on one of six gymnasium courts, break a sweat at the fitness center or even test their might on the indoor climbing wall. If the line for the climbing wall is too long, residents have the option to visit a Mesa Rim Climbing Center location at the Sheldon Cove Industrial Park.

Bike lanes, transit centers and highway interchanges
Residents can drive to the southwest corner of the neighborhood to reach a major interchange between Interstate 35 and U.S. Highway 183. The neighborhood is thus well placed for commuters, whether they head downtown every day or east-west toward major employers like Tesla in the east or IBM to the west. However, residents have alternative options if they do not own a car. Most residential areas are fairly walkable with sidewalks, and even some busy streets contain separated bike lanes. Located in the parking lot of the nearby Walmart Supercenter, yhe Norwood Transit Center offers a way to hop between CapMetro bus lines.
Hwy 183 provides easy access to I-35 or Hwy 290.

Earning an associate's degree at Northeast Early College High
Many of the neighborhood's youngest students walk to school every morning while they attend Hart Elementary, which has a Niche score of B-minus. Named after a long-time educator and civil rights advocate, of Hart Elementary, Betancourt says it is "a good anchor to the neighborhood," partly because it offers free afterschool programming and dual-language immersion. The next steps include Dobie Middle School, a C-rated school, and Northeast Early College High, rated B-minus. In addition to numerous career and technical education courses at Northeast Early College High, students can earn early college credits through partnerships with local community colleges. And thanks to a partnership with the computer manufacturer Dell, students can even earn an associate's degree in cybersecurity before they've graduated from Northeast Early College High.

Traditional Indian to-go from Badoota Austin
Though tempted by the smattering of international restaurants up and down Lamar Boulevard, residents don't have to travel that far west for a bite to eat or a place to shop. Plenty of commercial activity can be found along the neighborhood's major roads, but especially Anderson Lane, where residents typically go to shop for groceries at a Walmart Supercenter . Next door, the small business incubator PREP ATX Commercial Kitchens houses an array of delivery-only ghost kitchens, such as Badoota Austin, which specializes in traditional cuisine from Karnataka, a southwestern state of India. On the opposite end of the neighborhood, Ken's Tacos remains one of the most popular restaurants in Austin, known especially for its breakfast tacos. Across Rundberg Lane, some commuters make a morning stop at Donut 4U to pick up a dozen for the office.

Halloween parties, Meals on Wheels and Wonderspaces visits
In addition to recreation, the Gus Garcia Rec Center is equally important for the events and programs hosted there. Offering activities for all ages, programming is even made for those over the age of 60, who can socialize and learn more about nutrition from experts at Senior Congregation Meals, a recurring event organized in partnership with Meals on Wheels and More. Other facilities in and around the neighborhood host events and special activities too, like Wonderspaces Austin, an interactive art exhibit that has been bursting with visual stimulation since opening in 2020. An annual Kids Halloween Bash takes place at the Asian American Resource Center on Cameron Road, which celebrates the spooky holiday with themed activities like mask making, pumpkin carving, live music and a costume competition.

Things to consider
Little Walnut Creek slices across the neighborhood, forming a flood zone along its banks. Most residential areas are free from flood zone designation, except for those along Hermitage Drive and manufactured homes in Stonegate. Crime is also an issue for Heritage Hills, which has a CAP Index score of 7, above the national average of 4.

A lot of old growth trees. The pecan in our driveway is estimated to be seventy to ninety years old. Proximity to Little Walnut Creek helps keep them vital even in drought.
As noted, homes are unique, one to the other, and the majority are owner-occupied and well-maintained. The neighbors around us have been a pleasure to share space with, and if you do social media, the local Nextdoor group is pretty helpful and community minded.
At present, the easy on-and-off exits from IH35 are compromised by construction, slated to be completed in Spring 2026. It makes getting in and out of the neighborhood at peak traffic times a bit dicier. However, once they’re finished, getting around town or on and off the highway from here is a breeze.
There is a Wal*Mart and some shopping/dining at the southern end of the neighborhood, and all sorts of things north of us (Runberg Lane to Howard Lane in particular) but the neighborhood itself is quiet at night, and traffic is normally low-key.
We’ve been here for over twenty-five years, and have been right happy.

Heritage Hills is a hidden gem. Beautiful oak trees. It's an established neighborhood. Neighbors are friendly. Well diverse. The location is great and access to 183 and I- 35. Only 15 mins from downtown.
