Montopolis is an east Austin neighborhood in a convenient spot

The name Montopolis means “city on a hill,” loosely translated from Latin and Greek. Today, the area is characterized by its green space and proximity to the Colorado River, and by its easy access to the 183 Toll Road and Ben White Boulevard to reach the rest of the city. The community offers homes from midcentury to modern, as well a mix of local shops and basic services, including restaurants and a supermarket. For travel farther afield, Austin-Bergstrom International Airport is also minutes away.

Condos and single-family homes span a wide price range

What’s now present-day Montopolis blossomed in the early 20th century and was annexed to Austin in the middle of the century. Many of the neighborhood’s homes date to that era, including bungalows and ranch-style options. However, Montopolis has also attracted recent development, and is now home to an array of contemporary- and New Traditional-style condos and single-family houses constructed in the 2010s and 2020s. “There’s a lot of tear-downs,” says Annaliz Bosquez, who’s a local Realtor with the Phyllis Browning Company. Most properties sit close to each other on residential blocks with sidewalks on at least one side of the street. Montopolis’ single-family homes sell from the mid-$100,000s to the lower $600,000s, with age being a major factor. Condos here range from the lower $200,000s to the mid-$500,000s. HOA fees can vary, anywhere from about $40 to nearly $400 per month.

East Riverside has local eats and everyday shopping

East Riverside Drive is one of the main thoroughfares in Montopolis, where you’ll find stores such as Dollar General and JD’s Supermarket, which is known for its selection of meat and produce. The stretch also has places to grab prepared food, including:

  • Delmy's Pupuseria, a Salvadoran food truck with a covered seating area
  • Ani's Day & Night, a coffee shop and bar that hosts food trucks like Flames Jamaican Grill on site
  • Rice on the Hill, a food truck specializing in Chinese cuisine
  • Master Donuts, where you can pick up kolaches, burritos and breakfast sandwiches in addition to doughnuts
A variety of chain restaurants are also available close by along Ben White Boulevard, like Waffle House, Starbucks, Denny’s, Wendy’s and Jack in the Box.

School options vary by where you live in Montopolis

Northern and central portions of Montopolis are part of the Austin Independent School District, while the rest of the neighborhood is zoned to the Del Valle Independent School District. Some families in the Austin ISD are close enough to walk to Montopolis’ Allison Elementary School, which has its own robotics team. The district also operates one of the most extensive school-choice systems in Central Texas, with more than a dozen admissions-based and magnet programs. Those in the Del Valle ISD can attend schools including Del Valle High School, where there’s an active PTA with committees focused on fundraising, events and student programs. The Del Valle ISD doesn’t have a universal choice program.

Parks, golf and riverfront trails give residents room to roam

Montopolis’ residential streets give way to many outdoor recreation spots along the Colorado River. “That’s part of what makes Austin,” Bosquez says. “There are a lot of outdoor activities. … And even in the hot summers, there’s shade. So people don’t stop being outside because of the heat. And there are plenty of family and dog-friendly places.” Some places to explore in and around Montopolis include:

  • Roy G. Guerrero Colorado River Metropolitan Park, spanning nearly 400 acres and with a beach along the river, an 18-hole disc golf course, trails, athletic fields and a playground
  • Riverside Golf Course, an 18-hole circuit that’s open to the public and dates to 1949
  • Montopolis Neighborhood Park, which has a pool that’s open from the beginning of June through mid-August, and also features the Montopolis Recreation and Community Center that hosts activities for toddlers to adults
  • Yates Pocket Park, a shaded spot where you can have a picnic or play a game of catch

Major roads make commuting from Montopolis more convenient

Though Montopolis was once independent of Austin, the Montopolis of today is very much connected to other parts of the metro area. Downtown Austin is just about 5 miles away, and Austin-Bergstrom International Airport is a 4-mile trip. You can also use the neighboring 183 Toll Road and Interstate 35 to make the 16-mile commute to employers in Austin’s Tech Ridge area, or hop on Ben White Boulevard to start the roughly 30-mile trip to a getaway at Lake Travis on the opposite side of town. CapMetro bus stops are available in the area, too.
