Holly extends off the banks of Lady Bird Lake into a neighborhood that feels more like an independent village than an enclave that’s only a couple of miles from Austin's downtown. This pocket of the city has a centrally located thoroughfare that functions like a quaint Main Street lined with an assortment of restaurants. Green space is abundant, both by the lake and elsewhere, and a neighborhood supermarket provides quick access to household essentials. Classic and contemporary homes line Holly’s residential blocks, with a faint view of skyscrapers in the distance the only reminder of how close you are to the capital city’s core.

A blend of early 1900s charm and modern homes

Holly’s development was shaped by industry and immigration. A late 1800s railroad extension was one catalyst for residential construction in this area, and a wave of immigrants from Mexico added to the neighborhood’s growth in the 1920s and ’30s. You can still find bungalows here dating to the early 1900s, with the vintage character intact. “If you can get something that was original, (it may have) those longleaf pine floors that you can’t buy anymore,” says local Realtor and Austin native Meagan Clark, who’s with eXp Realty and has 14 years of experience in real estate.

However, buyers seeking something modern have more and more options to choose from in Holly. Sleek contemporary- and farmhouse-inspired homes have popped up in the area in recent years, mixing in with the neighborhood’s older properties. Most homes here sell for prices from the mid-$500,000s to roughly $1 million, but some of the newer properties can fetch $1.2 million to $1.7 million. Condos range from the mid-$500,000s to the upper $700,000s, with HOA fees of around $200 per month.

Dining and nightlife are steps away for many

While the majority of the community is residential, Holly’s restaurant and bar scene adds to the area’s character. This is a neighborhood where a night out on the town can mean a quick walk down the street. East Cesar Chavez Street is the centrally located main drag here, featuring spots like:

  • Casa Bianca, an Italian restaurant and bar known for its $1 happy-hour oysters
  • Drinks Lounge, which is a bar with a kitchen serving up smash burgers, wings, chili dogs and more, and a place that Clark says it's likely you’ll run into someone you know
  • Juniper, where you can dine on Italian dishes like cacio e pepe while trying a selection from the lengthy wine list
  • La Barbecue, a Michelin-starred destination for melt-in-your-mouth brisket where Clark advises arriving early because of the lines
  • Juan in a Million, where Tex-Mex is the specialty, including migas, which is available all day
You can head to stretches like Fifth Street, Sixth Street and Seventh Street for more local haunts, from cocktail bar La Holly to Vietnamese restaurant Saigon On 7th. Saigon On 7th is around the corner from an H-E-B supermarket for your groceries and other needs.

Multiple parks provide space to play, relax and explore

Holly has park space aplenty for all-ages recreation close to home. Edward Rendon Sr. Metropolitan Park at Festival Beach is the most prominent, spanning over 130 acres along Austin’s Lady Bird Lake, formerly known as Town Lake. The park has multiple ballfields, a basketball court and a large pavilion. “I actually used to play softball, and my brother used to play baseball, right there on Town Lake,” Clark says. The park also provides access to the 10-mile Ann and Roy Butler Hike-and-Bike Trail along the water and is home to the Lorraine "Grandma" Camacho Activity Center, which hosts an assortment of outdoor and art-based activities. Other green spaces in the Holly area include:

  • Metz Neighborhood Park, where there’s a pool open from June to August and a splash pad that’s available from May through October
  • Pan American Neighborhood Park, with pickleball courts, futsal courts and the Hillside Theater, a stage that hosts a summer concert series on Tuesdays in July
  • Chicano Park, which has an abundance of shaded field space for a picnic

What school options students have in the area

Kids in Holly can attend schools in the highly rated Austin Independent School District. Zavala Elementary School is part of the neighborhood and has a dual-language program in Spanish and English. The University of Texas Elementary School, a lottery-based free charter school, is in the neighborhood as well, providing an alternative option for prekindergarten through fifth grade. Families can also opt to explore AISD’s school choice pathways, including magnet and specialty programs and in-district open enrollment. Most transfers and many program placements depend on available space, with some campuses using lotteries or competitive application processes when demand exceeds capacity.

From bus to rail, residents have a variety of ways to get around

East Cesar Chavez Street, besides acting as a go-to for food and drinks, is a route commuters can use to cross under Interstate 35 and over toward downtown, which is about 2 miles away. The street has several CapMetro bus stops, too. Locals also have access to Austin’s MetroRail system through the nearby Plaza Saltillo Station, and the train travels all the way to Leander, just under 30 miles away.
