Govalle (go-VAL'-ee) has a name rooted in cattle country, but these days its streets are packed with bungalows, coffee shops and art galleries. The walkable East Austin neighborhood is just 3 miles from downtown, with a mix of old and new construction that reflects its evolving identity. Longtime residents share sidewalks with young professionals and creatives drawn to the community’s history, character and rapid growth. With the Colorado River to the south and the new Govalle Cultural District along Springdale Road, it's got that old-school Austin charm with a fresh east side twist.

From midcentury bungalows to modern homes and condos

The neighborhood’s housing stock tells the story of a neighborhood in transition. Original midcentury bungalows and ranch-style homes still line quiet streets, with modern builds and infill condos popping up on every other block. That mix of old and new is part of what gives Govalle its eclectic character and its steady stream of newcomers. “The east side was the last area closest to downtown that was developed, so there’s a lot of demand for it,” says Brett Ponds, a local Realtor with Pauly Presley Realty. “A lot of it is demolishing old houses and building new construction on top of it.”

How much homes and condos typically cost in Govalle

Govalle's median sale price is in the mid-$600,000s, pretty much in line with nearby Holly and East Cesar Chavez. But prices vary widely depending on size, age and condition. Midcentury homes typically sell from the mid-$300,000s to the upper $800,000s, while modern single-family builds range from the mid-$600,000s into the low $1 million range. Condos land anywhere from the lower $400,000s to the mid-$800,000s. Part of what's fueled the demand for new construction is the wave of businesses moving into Govalle. “A lot of businesses have moved over here, event spaces, breweries, restaurants, things like that, so it's increasing the walkability,” Ponds says.

Walk to neighborhood restaurants, breweries and art galleries

Govalle's shopping and dining scene is built around independent shops and restaurants. "The big part about Austin is that we like to have local biz owners. We're not huge fans of huge chain-type restaurants," Ponds says. You'll find local businesses along East Cesar Chavez and East Seventh streets, with art galleries and creative hubs along Springdale Road. Groceries are close to home, too, with H-E-B in the Govalle Shopping Center. Neighborhood favorites include:

  • Restaurants: Justine’s Brasserie, De Nada Cantina and Sawyer & Co.
  • Coffee shops: Flitch Coffee, Sa-Tén and Praxis Coffee Roasters
  • Secondhand stores: Blackfeather Vintage Works and Time Being Books
  • Bars and breweries: Holiday on 7th, Central Machine Works and Hi Sign Brewing
  • Arts and creative spaces: Canopy, 979 Springdale and Factory on 5th
Locals also swing by Boggy Creek Farm, a working urban farm and market open Wednesdays through Saturdays for fresh produce. Canopy participates in one of East Austin's biggest annual arts events, the Austin Studio Tour. The free, self-guided event runs over two November weekends and invites the public into working artist studios and galleries across the city. "It's super Austin-y because you get to go to the artist, walk into the studio and talk to them, and obviously check out their work," Ponds says.

Austin ISD schools serve Govalle, with private options close by

For students, the Austin Independent School District serves the community. Govalle Elementary School is right in the neighborhood and offers a two-way dual-language program taught in English and Spanish. Private options include City School, which covers prekindergarten through eighth grade in nearby East Riverside-Oltorf and earns an A rating from Niche.

Parks, greenbelt trails and Colorado River green spaces

Govalle Neighborhood Park is a community hub with a playground, basketball court, athletic fields and an outdoor pool. It's also the southern trailhead for the Southern Walnut Creek Trail, popular with dog walkers, runners and bikers. On the neighborhood's other side, the Boggy Creek Greenbelt links up with the Parque Zaragoza Recreation Center. Head down to the Colorado River, and you can walk across the Wishbone Bridge to connect with the Lady Bird Lake Hike-and-Bike Trail or Roy G. Guerrero Colorado River Metropolitan Park.

Getting around Govalle and commuting to downtown Austin

Downtown Austin is about 3 miles west of Govalle, making for a 10- to 15-minute drive outside of rush hour. Residents have access to Interstate 35 and U.S. Highway 183, with Austin-Bergstrom International Airport less than 5 miles away. For those skipping the car, multiple CapMetro bus routes serve the neighborhood. The MetroRail Plaza Saltillo station is just a couple of miles west for a straight shot into downtown. Walkability is one of Govalle's biggest draws, and bikers can pick up nearby greenbelt trails.
