Perring Loch, named for its location between Perring Parkway and Loch Raven Boulevard, is an entirely residential neighborhood in north Baltimore. The web of midcentury townhouses that make up the tightly clustered streets dwell in the shadow of MedStar Good Samaritan Hospital, an institution that has been named by U.S. News & World Report as Top 50 for orthopedics, diabetic care and geriatric medicine. The neighborhood is also perched just north of Morgan State University, the largest of Maryland’s historically Black colleges. “It’s a quiet neighborhood, well-positioned for access to the city and the county,” says Charles Billig, principal broker with A.J. Billig & Co. auctioneers. “Living there you’re not far from the city, but you’re also close to Towson. You have Towson University to one side and Morgan State to the other. Owners tend to settle there, which helps to make it a community. It’s not always easy to find that in the city.” This neighborly atmosphere helps to bolster the area’s CAP Index crime score, which sits at a 3 out of 10. A community of mid-century townhouses
Densely clustered townhouses are spread across the net-like streets of Perring Loch in orderly rows, all made of red brick and standing on narrow lots that enjoy small front and backyards. They are set back from the sidewalks by walkways, which lead to short stairways and stoops flanked by manicured bushes. Some backyards are entirely comprised of concrete driveways, while others have space enough for sheds and small gardens. Street parking is the norm, with some spots shaded by tall leafy trees during the muggy summer months. “It’s all mid- to late-1950s townhouses,” Billig says. “It’s been a pretty stable, owner-occupied place since the 1970s at least.” These homes tend to cost anywhere from $145,000 to $300,000 depending on the number of available bedrooms and the condition of the property.

Crabcakes at Koko's pub on Harford Road
Lidl is the closest grocery store to Perring Loch, located on the other side of Morgan State University’s campus. The Safeway on Harford Road is another nearby option, as is Harvest Fare, a locally owned Ace Hardware extension where folks can pick up fresh produce and any necessary supplies for weekend home improvement projects. This collection of boutique shops and restaurants draws regular crowds during lunch hours, while Swallow at the Hollow, just across the street, has proved to be one of Baltimore’s all-time favorite dive bars.

Sports downtown and movies at The Senator
Heading down Harford Road is the quickest way to get to downtown, where orange-clad locals and out-of-towners gather at Camden Yards for Orioles games. During football season, crowds throng to M&T Bank Stadium to cheer on the Ravens. Those residents who prefer to avoid sporting events can head to the Baltimore Museum of Art, which features exhibits of work ranging from classical Japanese prints to modern performance installations. “The Senator Theater is right there, too,” says Billig. This classic movie house opened in 1939 and draws visitors regularly looking to appreciate its Art Deco style and to catch the latest blockbuster films.

Northwood Elementary School, which scores a C-minus from Niche, is closest to the neighborhood, and within 15 minutes walking distance of nearly every house. The school has also been home to the Northwood Recreation Center since 1964. Students may then attend their choice of Baltimore City’s middle and high schools, such as Garret Heights Elementary Middle and Mergenthaler Vocational-Technical High School, both also rated C-minus. Mergenthaler High, known colloquially as MERVO, offers students the ability to earn technical certifications in over a dozen pathways, from electrical and masonry trades to health and bioscience fields.

Golfers can book a tee time at the Mount Pleasant Golf Course and follow in the footsteps of Arnold Palmer, who won his second professional victory here in 1956. “Mount Pleasant golf course is still doing well, and it’s pretty fun to play on,” Billig says. “It’s got a lot of history to it as well.” On the other side of Morgan State’s campus, folks can walk or bike around Lake Montebello, a reservoir built in 1881. The green space around the lake is also home to a disc golf course and to the Herring Run Park, which hosts youth sports on its multiple athletic fields.

Getting around in Charm City
The neighborhood is framed by the two roads from which it draws its name – Loch Raven Boulevard to the west and Perring Parkway to the east. Both connect the community north to Northern Parkway and south to Harford Road. Northern Parkway cuts west across the city to Interstate 83 and west to Route 1, which is the quickest way to make the trip to Interstates 695 and 95. I-95 provides the most direct route 20 miles south to Baltimore Washington International Airport, a route that will take commuters through the harbor tunnel.
