A rural community near Pensacola's hustle and bustle

The community of Bellview, located on Pensacola’s west side, shares many characteristics with its popular neighbor, including a mix of single-family homes and convenient shopping and dining. But in Bellview, homes are spread out a little more, giving it a more rural feel. “In 10 minutes, you can get anywhere in Pensacola but without the crazy traffic,” says Sally Kelley, a Realtor with Adams Homes Realty who sells throughout the Emerald Coast. Kelly says that when people discover this community of 26,000, they don’t want to leave. “I’ve had people move from one neighborhood to another because they wanted to stay in Bellview but are downsizing or growing,” she says.

A mix of retro and new homes and townhouses

Brick ranch-style homes and Minimal Traditionals are common throughout Bellview outer neighborhoods. They sit on midsized lawns dotted with blooming magnolias and towering loblollies. New Traditional models and Craftsman-style homes sit tightly on sidewalk-lined streets in subdivisions near the city’s center. The median price for single-family homes is about $300,000, similar to the rest of Pensacola. Townhouses are also available, located in complexes throughout the city. Most were built between 1990 and 2020, but there is also new construction, with units built in 2024. The median price for townhouses is about $250,000.

Avondale Park sits near the heart of the city and is a go-to for outdoor recreation. It features a playground, walking path and basketball court. A playground and covered picnic tables can be found at the tiny Carriage Hills Park, located on the city’s southeast side. Shopping and dining along Mobile Highway, nearby Downtown Pensacola offers options

Shopping and dining options are concentrated along the Mobile Highway commercial corridor, including major retailers like Walmart and Publix and restaurant chains like Zaxby’s and Whataburger. The Farm is also located off Mobile Highway and is a staple within the community for fresh produce sourced from nearby farms. Pensacola offers more shopping, dining, and entertainment. Residents look forward to the annual Pensacola Interstate Fair

The Pensacola Interstate Fair is one of the main events in the entire Pensacola area and the fairgrounds are in Bellview. It takes place every October and attracts over 300,000 visitors. “We love the fair because that tells us cold weather is coming,” Kelley says. Residents also take advantage of Pensacola's countless monthly and annual events.

Mobile Highway leads to the Alabama state line, ECAT buses are available

Mobile Highway runs through the middle of the city and connects to downtown Pensacola to the south and the Alabama state line to the northwest. Escambia County Area Transit (ECAT) buses stop along Mobile Highway and other major thoroughfares. Pensacola International Airport is about 8 miles away.
