Situated 3 miles southeast of downtown Bend, Old Farm District is a well-established suburban community close to well-rated schools, parks and small businesses. “It’s a more affordable area,” says Lynnea Miller, Principal Broker for Bend Premier Real Estate who lived in the area for 13 years. The median home price is roughly $200,000 cheaper in The Old Farm District compared to surrounding neighborhoods like Old Bend and Southern Crossing. “People who live in this area like the elbow room and have lived here a while.” Major two-lane roads separated by plant-filled medians are well-paved with crosswalks and roundabouts. The white-peaked Cascade Mountains can also be seen in the distance. Some homes sit on lots of up to 1 acre, and the dark asphalt neighborhood streets are shaded by towering ponderosa pine trees. Folks here enjoy spending time with their smaller communities and exploring their surroundings. “Our lot line actually went to the middle of a canal in our subdivision. We used to walk on it when my kids were younger,” Miller says. “Because you have big lots and quiet streets, it was a great place for kids to play.”

Large lots and modern homes in Old Farm District
Single-family homes in Old Farm District sit in established subdivisions along sidewalk-lined gridded streets. Some are within walking distance of neighborhood parks like Foxborough and Sun Meadow, and Miller says some houses back into a bright blue canal branching off of the Deschutes River. Some of these properties, she says, were built on close to half-acre lots, remnants of larger parcels of farms before the neighborhood was fully developed in the early 2000s. Because they’re on old farmland, some homes may still be connected to a septic system, but newer subdivisions like Bridges and Orion Greens have switched to a sewer waste system. A mix of midcentury and early 2000s ranch-style homes and contemporary Craftsman sit on the western side of the neighborhood with open front porches and small, fenced-in backyards. Prices range between $400,000 to $600,000. Late 20th-century new traditional homes with gabled roofs and larger four-bedroom Craftsman-inspired homes built in the 2010s sit further east in the neighborhood. These properties typically range between $800,000 to $1.2 million and feature long, paved driveways next to well-maintained lawns. Many homeowners can expect to pay up to $137 in monthly HOA fees.

Exploring careers through programs at Caldera High
The neighborhood is zoned for the Bend-La Pine School District. Kids can start at Silver Rail Elementary, which earns a B-plus from Niche, and continue to High Desert Middle, which scores a B-minus. Creating more biking and walking routes near Old Farm District
U.S. Route 97 runs along the western border, connecting residents to other parts of Bend. By the mid-2020s, the city plans to build Hawthorne Overcrossing, a state and federally funded bicycle and pedestrian bridge crossing over U.S. 97. This will give cyclists and pedestrians a safer route to downtown and other areas. The area is mostly car-dependent, but folks can use bike lanes along Southeast 15th Street and Parrell Road, which run north-south. Cascade East Transit buses also make regular stops around the north and west sides of the community. St. Charles Bend Hospital is 5 miles north via Southeast Reed Market Road—a major local thoroughfare. Redmond Municipal Airport is an 18-mile drive north.

Within the neighborhood, residents have access to several natural parks. The 6-acre Stone Creek Park features a small bike pump track, several dirt trails and a sandy area with playground equipment. Families can also check out the tiny Sun Meadow Park—adjacent to R.E. Jewell Elementary—for a basketball game or a picnic lunch on its large grassy lawn. The 37-acre Alpenglow Park is set near the neighborhood’s southern border, featuring a splash pad area, several paved walking trails and a handful of colorful bouldering walls for rock climbers. Hanging in the air at Balloons Over Bend
Created in 2010, the annual Balloons Over Bend event draws Old Farm District residents to R.E. Jewell Elementary every July. Attendees can watch dozens of colorful and glow-in-the-dark hot air balloons launch into the evening sky while enjoying live music and local food vendors. In June, residents attend the annual two-day Big Bend BBQ Festival in Alpenglow Park. Visitors lay out blankets and lawn chairs in the park’s open, grassy space and munch on juicy ribs and wings. Nearby Bend Golf Club hosts annual tournaments like the Ladies Invitational Tournament held in June. Started in 1967, the two-day tournament covers 36 holes in the club’s tree-covered course.

Keeping up with wildfires
Between July and September, homes near the southeastern corner of Old Farm District may at risk of wildfire destruction because of the dry climate and proximity to high desert land. Bend Fire and Rescue recommends homeowners create a defensible space around their homes by clearing flammable materials from around the property and keeping lawns watered and pruned.
