Close-knit but fast-growing community in the South Valley
Located at the very southern end of the Salt Lake Valley, Bluffdale is among the most rural areas that can be found without crossing over the mountains. Some locals here enjoy large, private lots with space for horses. Although the entire South Valley has grown rapidly in recent years, many developments with smaller, more uniform suburban-style homes are currently under construction, with more on the way. “People are coming in from all over, from Florida, Seattle and parts of California, to escape high taxes and regulation,” says Marty Gale, principal broker at Utah Realty with 38 years of experience. “Most of the people that we help relocate here are community-oriented. They want a place to raise a family and feel safe.” Despite its recent growth, the Bluffdale community maintains its community spirit through local events like the Old West Days celebration with carnival rides and a grand parade.

Large farmhouses and new developments
Most of the homes in Bluffdale sit in 21st-century planned developments, including many ongoing newly constructed areas where locals can get custom builds. Some newly renovated ranch-style homes and farmhouses from the ‘80s and ‘90s are available, with those on close-set lots selling for around $600,000 and those on multi-acre lots with space for horses selling for around $900,000. Of recently built Modern Craftsmen-style homes, three-bedroom properties with prominent two-car garages and small front yards sell for around $500,000, while homes with five or more bedrooms on larger lots with fenced-in backyards can sell for around $800,000. New custom-constructed homes with as many as eight bedrooms and brick or stone facades sit on acre-lots and usually sell for well over $1 million. Condos and townhomes are prevalent and range broadly in size and price, with three-bedroom condos in mid-rise complexes selling for around $400,000 and four-bedroom townhomes with two-car garages selling for more than $500,000.

Well-rounded education in the Jordan School District
Local kids are zoned for the Jordan School District, rated B overall by Niche, where they may attend the B-rated Bluffdale Elementary School, which features a Dual Language Immersion program in Portuguese for first-grade students. The C-plus-rated South Hills Middle offers after-school clubs for students interested in dance, Dungeons and Dragons or eSports. Students at the A-rated Mountain Ridge High can submit performance, fine arts, poetry, photography or prose to be considered for the student-run Literary Magazine. Additionally, the school offers a range of courses in fashion design, video production, automotive technology and graphic design.

Dry mountain trails through mountainous terrain
Bluffdale City Park offers a playground, wide-open sports fields, and an arena for rodeos, Christmas celebrations, and monster truck rallies. For even more outdoor adventures, trails through mountainous dry brush are on either side of Bluffdale. “There are all sorts of parks and trails for biking and jogging along the Jordan River, which runs right into Salt Lake,” Gale says. Juniper Canyon, just west of Bluffdale, offers dog-friendly dirt trails for hiking and biking with a view of the mountains.
