The East End Historic District makes up 39 blocks of the neighborhood, featuring the oldest homes, which date back to the 1890s. Craftsman bungalows, Queen Anne cottages and American foursquares are common here, often surrounded by tall, leafy trees. If you head north of Washington Street and up the hillside, you’ll find houses built from the 1970s and later. These are mostly ranch-style homes, but you’ll also see large contemporary and custom properties. Houses under 2,000 square feet typically cost between the mid-$500,000s and upper $700,000s. Prices for larger homes fall between the mid-$700,000s and upper $1,700,000s.

Guidelines limit changes to the exterior, not the interior layout
Garages and accessory buildings are allowed, preferably behind the house
Historic materials are preferred, and items like windows should be repaired rather than replaced if possible
A Certificate of Appropriateness is often required from the city before any changes are made

Trails, parks and the river make outdoor time easy
East End has plenty of outdoor activities, from hiking to sports. The Boise Foothills surround the neighborhood, with over 190 miles of trails for hiking, biking and horseback riding. The popular trailheads can get crowded on weekends, but several trails weave directly into the neighborhood, making it easy to hop on the paths at lesser-known sites. Kristin Armstrong Municipal Park is a 28-acre green space with playgrounds, picnic areas and bocce courts. It also connects to the Boise River Greenbelt, a 29-mile path that follows the river and is open for walking and biking. With the river nearby, water activities are another popular pastime. “That portion by Warm Springs Golf Course is known for amazing fishing as well,” says Jessica Durham, broker and owner at Grove Realty with 20 years of experience. “That’s also where people will float the river. They’ll put in just further east and then float the river and get out in downtown.”

Small businesses add character and convenience to the neighborhood
While East End is mostly residential, there are some small businesses in the area, and the grid layout makes it easy to walk to them. The Roosevelt Market has been serving the neighborhood since 1900. You can stop in here for a morning cup of coffee or a casual lunch before stocking up on groceries. M& W Warm Springs Market is a full-service grocery store where you can find lots of locally sourced foods. A Whole Foods on Broadway Avenue rounds out the area’s shopping, and the popular restaurants of downtown are just a few minutes away.

Students attend top local schools with strong sports programs
Neighborhood kids will likely be part of the highly rated Boise School District and attend Boise High School. The school is known for its successful sports teams, winning over 50 state championships since 2000. The football team plays at Dona Larsen Park in the neighborhood. Students can also take dual enrollment courses through local colleges like Boise State University. Students can also apply for magnet schools or request open enrollment at another district school, but placement is not guaranteed.
Short trips around Boise by car, bus or bike
You’ll have an easy time getting around town, whether you drive, bike or take the bus. Downtown is 1-2 miles away, depending on which part of the neighborhood you’re in, and the drive typically takes less than 15 minutes, even during rush hour. Heavier traffic from the city’s growth is leading to people seeking other commuting options. “It’s not LA, but it’s not what Boiseans are used to,” Durham says. “So Greenbelt commuters are more common than they were even in the near past. That’s how I go and get my daughter from school, is by riding on the Greenbelt instead of getting in my car.”
