Perched high on the Boise Bench, the Vista neighborhood lives up to its name with picturesque views of the mountains and Downtown Boise from Federal Way. While homes with views are hard to come by, the rest of the neighborhood has plenty to offer. Quiet suburban streets feature a mix of housing, often at a lower cost than in other parts of town. Major thoroughfares and highways make it easy to get to Boise’s large employers, and a broad mix of shops and restaurants offer quick trips for daily errands.

Ranch-style homes, small cottages and some contemporary houses sit along the streets in Vista. You’ll also see some townhouses and manufactured homes throughout the neighborhood. Leafy trees frame the streets, and sidewalks are common on busier roads, adding a walkable aspect to the community. Vista is one of the most popular spots in Boise, but it offers a lower cost of living than other sought-after areas. “If you were to look at the North End, which is the older but affluent area, or Southeast Boise, which is a big tech area, the bench is probably third on that list as far as a desirable location,” says Wendy Alexandre, an associate broker at Silvercreek Realty Group with over 20 years of experience. Homes typically cost between the mid-$200,000s and the lower $800,000s. Townhouse prices fall between the mid-$200,000s and the upper $600,000s.

Easy drives and bus rides to commute around Boise
Interstate 84 is just south of the neighborhood, and other major thoroughfares are nearby, making it easy for residents to commute to large employers. “With easy access to the freeway, they can pretty much get anywhere they want as far as Micron or any of those other places in 15 to 20 minutes,” Alexandre says. Why plane noise is faint despite the nearby airport
Boise Airport is just south of the neighborhood, but you don’t really need to worry about noise. “You might hear it if you were standing outside, but it would be pretty faint because they definitely are geared to not go over that area,” Alexandre says. The runways are oriented northwest to southeast, so planes don’t pass directly over the neighborhood. Some areas in the community’s southern end might have a little more noise, but the decibel level is comparable to an office or a conversation.
