Palo Park is a sprawling residential neighborhood on the northeastern edge of Boulder, where single-family homes and rentable condos are found on tree-lined streets. Multi-use trails stretch across the neighborhood, connecting several parks together and contributing to a pedestrian and cyclist-friendly community. Residents can also access three major commuter routes, one of which is known for its commercial corridor.
Colorado State Highway 119, or Diagonal Highway, splits the Palo Park neighborhood.

A diverse housing market with lower prices
Palo Park has a lower cost of living compared to the rest of the city. The median sales price for a home in the neighborhood is about $566,000, which is less than that of Boulder’s, about $950,000. “Palo Park gives you a bit more ‘bang for your buck’ than Central Boulder,” says Mary Oskay, a broker associate with Coldwell Banker, who has been living in the area since 2001. “It’s a quieter, safer neighborhood, with the majority of homes being owner-occupied.”
The neighborhood’s housing market is split into two areas. North of Diagonal Highway, there are mostly single-family homes, including multistory New Traditional and Craftsman homes. These larger houses are priced between the lower $700,000s and $2.4 million, based on square footage and features. South of Diagonal Highway are multistory townhouses and condos that cost around the lower $200,000s to the upper $700,000s. Units found within a community may come with additional homeowners association fees. Manufactured home communities are also found in the area, with properties going for less than $120,000. “Our Boulder Housing Partners also have quite a few options for folks in the affordable program, for both purchasing a home and rentals,” Oskay says.

Rental options available in Palo Park
Since nearly half of the neighborhood’s residents are renters, the rental market for Palo Park is robust. Multistory townhouses and contemporary condos range from $1,200 to $3,000 a month, depending on square footage and number of bedrooms. There are also multiple apartment complexes in the area, such as Glenlake Apartments and The Magwood, sharing a similar price range.
Parks and outdoor amenities within walking distance
The neighborhood’s namesake is divided into three distinct areas: North Palo Park, South Palo Park and East Palo Park. The north area has tennis courts and picnic tables, while the south side is a large grassy field with a walking path. East Palo Park has a playground and multi-use field for sports.
Beyond Palo Park itself, the neighborhood has additional green spaces with outdoor amenities:
Howard Heuston Park features a playground with climbing structures, a basketball court, skate park and dog park.
Valmont Park is outfitted with an 18-hole disc golf course, a pump track for biking, a skate park and dog park.
Pleasant View Fields Sports Complex has several soccer fields for youth and adult leagues. Rugby and ultimate frisbee teams also use the space.

Shops and restaurants along 28th Street
A large commercial corridor is located along 28th Street, directly west of the neighborhood, and gives the community many shopping and dining amenities. The Glenwood Grove shopping center has unique shops like The Bookworm and a handful of restaurants like Cosmo’s Pizza. Verde is another option nearby, serving modern Mexican street food, and The Boulder Cork is a steakhouse offering a fine-dining experience. Safeway is the area’s main grocer.
About 3 miles south, Boulder’s Crossroads neighborhood has hundreds of national retailers and big-box stores, including Target, REI and Trader Joe’s. There’s also the Twenty-Ninth Street Mall, with well-known brands such as Lululemon and Nordstrom. Many fast-food eateries litter the area.

High quality public and private schools
The Palo Park neighborhood is served by the Boulder Valley School District, with students zoned to highly rated schools such as Columbine Elementary, Casey Middle and Boulder High School. The high school is known for having the largest Culturally and Linguistically Diverse Education program in the district. Watershed School and Shining Mountain Waldorf School are private school options within a 5-mile radius, both earning high marks.

Walking, biking and driving through Palo Park
Bike lanes along 30th Street and multi-use paths contribute to Palo Park’s cyclist- and pedestrian-friendly community. “It’s super walkable […] and all the bike and walking trails are connected, with a path running through the subdivision,” Oskay says.
Commuters can also use the local bus service to get around, with stops along Jay Road, 28th Street and Glenwood Drive. Many buses have a special rack to store bikes for passengers. U.S. Route 36 and Colorado state highways 157 and 119, known as Diagonal Highway, are also accessible, giving drivers easy access to the city and greater metro area. Downtown Boulder is about 4 miles southwest.
