Boyle Heights has a big appeal for buyers who are priced out of other LA communities. “It’s been increasingly more popular in the last five years because of the affordability and proximity to places like Echo Park and Highland Park,” says Gina Isaac, Realtor with Nourmand & Associates and LA native. The median sale price is around $700,000, well below the Los Angeles median and lower than both Echo Park and Highland Park.
Small bungalows typically range from the mid-$300,000s to the low $700,000s, while recently renovated, two-story houses and newer builds often fall between $720,000 and $1.2 million. Multifamily options also come up for sale, with duplexes and fourplexes generally going from the low $400,000s to $1.3 million, and larger properties selling from around $1.4 million to just over $5 million.

While many surrounding neighborhoods have rapidly changed in recent years, Boyle Heights keeps ties to its cultural roots. However, with housing costs making the area attractive to investors, Isaac says that current residents are welcoming but cautious. “They want Boyle Heights to remain a community,” she says. “They really support each other, and they’re very protective of the culture.”

Local business owners help maintain Boyle Heights’ culture and keep the neighborhood active. A few notable spots include:

Access to travel and parking in Boyle Heights
Freeways run over, around and through Boyle Heights, making it easy to get where you need to go. Downtown LA is just across the river, and Pasadena is roughly 10 miles away. The neighborhood also has access to Metro buses and the Metro E Line, which goes all the way to Santa Monica.
Finding parking is generally less stressful here than in Downtown LA. “There are plenty of driveways, garages and alleys,” Isaac says. “And if you’re going out at night, there are metered parking spots.”

Choosing between private school and LAUSD's options
Boyle Heights is part of the Los Angeles Unified School District, which allows students to enroll in magnet and dual-language immersion programs. Some highly rated public schools in the neighborhood include Felicitas and Gonzalo Mendez Senior High and the Francisco Bravo Medical Magnet High School. Dolores Mission School is a private option in the area for elementary and middle grades.
