From rural farm community to streetcar suburb to thriving commuter borough, Brentwood continues to evolve. Located 8 miles south of Downtown Pittsburgh, residents can quickly get to the city for work or play, yet return home to quiet residential streets filled with a collection of appealing established homes. “It’s very walkable,” Kim Stotlemyer, a listing agent for Coldwell Banker, says of the borough’s main appeal. “They have these nice sidewalks that a lot of little towns in the area don’t have.” The walkability contributes to a small-town feel that Brentwood maintains amid a host of modern conveniences. “They have A LOT of community events,” says Stotlemyer, who describes the borough as “a community-oriented suburb with lots of amenities.”

A pair of construction booms resulted in a wide variety of housing
Having undergone two 20th-century construction booms, Brentwood offers a wide variety of housing. “It’s the opposite of cookie-cutter,” Stotlemyer says. “There are a lot of different styles. Not as many Colonials but nice Victorians and Tudors. There is a lot of stone work, which is rare. Many of the homes have been updated inside, but they have kept their architectural character.” The borough’s initial residential growth spurt came after it was connected to the city by streetcar in 1901. Decorative Tudors stand out among the large stately homes built during this period. A post-World War II boom resulted in construction of more contemporary housing featuring Craftsman bungalows, Cape Cods and the Colonials that are typical of Pittsburgh-area housing. While some homes can be found for under $100,000, prices typically range from the low $100,000s to the mid-$300,000s. Compared to neighboring communities, Brentwood’s average home value of roughly $180,000 is about $50,000 more than Carrick, which features similar established housing stock, but $100,000 less than Whitehall, which offers more midcentury homes.

Fourth of July Parade is the borough's main event
Brentwood residents stay connected through year-round community events. “They are known for their Fourth of July Parade,” Stotlemyer says. “Residents put lawn chairs out days in advance to save their spot. It’s huge.” Takin’ It to the Streets, which features live music and food, and the Food Truck Roundup at Brentwood Park are popular regular events. In addition to the Fourth of July Parade, which has been drawing crowds since 1919, annual holiday events include an Easter Egg Hunt, Costume and Candy Crawl, Brentwood Borough Pumpkin Patch and the Christmas-themed Light Up Night. “I don’t live in Brentwood, but I live close by and I go to a lot of their events,” Stotlemyer says.

Retail and dining conveniently concentrated at Brentwood Towne Center
Nowhere is the borough’s modern transformation more noticeable than at Brentwood Towne Center, which replaced the antiquated Brentwood-Whitehall Shopping Plaza in 2003. Easily accessible between Brownsville Road and Pittsburgh Route 51, the commercial concentration is anchored by a full-service Giant Eagle Supermarket. It also includes a Dollar Tree among a collection of smaller retail stores. An array of dining options is located at Towne Center. The Crack’d Egg is a no-frills destination with eye-catching menu items such as the bucket of bacon. “That’s a really nice little diner-type restaurant,” Stotlemyer says. The diversity of dining options is illustrated by a pair of Nepalese eateries -- Everest Kitchen and Namaste Momo Corner.

Sprawling Brentwood Park is the center of activity
Brentwood Park is a sprawling athletic complex located in the heart of the borough adjacent to Brentwood Middle-High School. It has been the primary beneficiary of a $5 million beautification initiative. Anchored by a football field that hosts Spartans home games, the park also is home to organized competition on its four ballfields and provides space for residents to play basketball, tennis and DEK hockey, an updated form of street hockey that can be played year-round on a synthetic surface. A walking track and a playground round out the amenities. The Civic Center is a well-known Brentwood landmark located in the park that is easily configurable to host a wide range of public events and private celebrations. The borough also maintains a popular soccer field nearby. Three popular organized sporting groups operate in the borough -- the Brentwood Dukes football league, Brentwood Athletic Association baseball organization and Brentwood Soccer Association. For indoor recreation and activity, there’s the Brentwood Library, a particular focus of civic pride. Opened in its current location adjacent to the park in 1990, it is the site of daily activities for children, adults and senior citizens, offering everything from book club meetings to yoga classes. The library also hosts a used book sale every Saturday.

Students can finish school without leaving the community
Students can attend all three levels of school in the neighborhood. Moore and Elroy elementaries, both rated B-minus by Niche, Brentwood Middle, rated C-plus, and Brentwood High, a B-rated school, are all conveniently located just off Brownsville Road, the borough’s primary thoroughfare. The middle and high schools share a campus in the heart of the borough. The Brentwood Borough School District gives high school students the opportunity to apply for entry into the Steel Center for Career and Technical Education program, which provides real-world training as a bridge between school and the workforce.

Getting around the borough and into the city is easy
No matter how you travel, commuting in Brentwood is a breeze. Residents can walk or bike to any of their preferred destinations, and because most homes feature off-street parking, lower traffic volume makes navigating the borough relatively easy. Several bus lines along Brownsville Road and Route 51 provide convenient access to public transportation in and around the borough. On-demand, door-to-door service is available through the Port Authority of Allegheny County’s ACCESS program. PA-51, also known as Saw Mill Run Boulevard, provides a direct route to Downtown Pittsburgh via the Liberty Tunnels. “Brentwood is very accessible to the city,” Stotlemyer says. “Brownsville Road is a major traffic hub.” Pittsburgh International Airport, located about 20 miles northwest in Moon Township, can be reached by taking PA-51 to Interstate 376.
