A peninsula with a rich history
A historic peninsula on the Long Island Sound, the South End is an urban neighborhood featuring a unique mix of land use. “You have the University of Bridgeport, Seaside Park and access to all of those amenities,” says John Hackett, a Broker with William Raveis Real Estate who has been selling homes in the area for over 16 years. The west side of the coastal enclave was primarily developed as an industrial hub in the 19th century, while the prominent showman P.T. Barnum transformed the coastline into Seaside Park. This duality remains today as residential streets sit between industrial complexes such as Sikorsky Aircraft Corporations and a sprawling green space with beach access.
Historic homes with a variety of options
The South End’s housing stock is diverse in age and character, ranging from historic multifamily homes to renovated townhomes. “There are very few single-family homes in the South End,” Hackett says. “That’s why there are more renters than owners in the area." Multifamily properties date back to the late 19th century, with prices ranging from about $335,000 to $490,000. Homebuyers can also find two-bedroom townhomes starting at around $75,000. The neighborhood has five residential historic districts: Division Street, Seaside Village, Marina Park, Cottage Development and Barnum-Palliser. The Barnum-Palliser Historic District is listed on the National Register of Historic Places and includes 33 residential properties. P.T. Barnum developed the district in the 1880s to provide housing to workers, and the district adds a touch of Italianate and Queen Anne design to the South End.

Bridgeport is often called the Park City because of its 35 public parks, and Seaside Park stands out as the city’s largest green space. Strolling along the park’s oceanfront walkway, residents will pass by several monuments, including a statue of the park’s primary developer, P.T. Barnum. The community gathers at Seaside Park for several events, including the annual Sound on Sound Music Festival. The two-day festival features food, drinks and, of course, live music in the park. Past performers include big names like the Red Hot Chili Peppers and John Mayer.
Brand new high school for Bridgeport Public Schools
Kids in grades K-8 attend the nearby Roosevelt School, which earned a C-plus from Niche, before moving on to Bassick High School, which earned a grade of D-plus. The district is building a new Bassick High School in the South End, with plans to finish construction in 2025. The new building will introduce trade programs such as advanced manufacturing and automotive repair to the high school’s curriculum. It will also house the Bridgeport Military Academy, a first responder high school intended to prepare students for a career in public safety. For higher education, the University of Bridgeport is a private university focusing on career-oriented programs.

Access to I-95 and public transportation options
Residents in the South End are minutes from several transportation options. “The entrance to Interstate 95 is right in the neighborhood, and all of the nightlife and entertainment downtown is just 5 minutes away,” Hackett says. The thoroughfare also provides access to New York City, which is about 60 miles south. The Greater Bridgeport Transit offers local bus service to the community, making several stops along Park Avenue and Broad Street before heading to the Bridgeport Metro North Train Station and beyond.
Risk of flooding along the Long Island Sound
Two-thirds of the South End is within a FEMA flood hazard area. The Resilient Bridgeport Project is working to combat coastal flooding with a network of flood walls, pumping stations and raised streets. “Flooding hasn’t been an issue on most of the side streets, but there are a couple of pockets closer to Seaside Park where flood insurance would be required,” Hackett says.
