A wide swath of mid-rise buildings, multifamily rowhomes and limestones and single-family lots cluster near the shoreline, lending a suburban-like quality to Bay Ridge. Zoning laws prohibit high-rise towers, and streets are wide and tree lined. Buildings are a mix of prewar and postwar coops, and red brick facades are a common sight. Newer condo buildings have popped up in the southern part, but new development is limited. A recent example includes 9964 3rd Avenue, a full-amenity building where a two-bedroom recently listed for just under $1 million. By comparison, a prewar two-bedroom coop lists for about $400,000. In general, basic coop studios start around $200,000, with one bedrooms going for $250,000. A multifamily rowhome starts around $1 million, while a driveway and tiny yard add to the cost. Desirable standalone homes are a Bay Ridge differentiator, commanding $2 million and up. Leifer adds how townhomes are in high demand with limited availability across Brooklyn, and are another reason that attracts buyers to Bay Ridge. Bay Ridge’s business districts are centered along Third, Fifth and 86th streets, and prioritize independent places over chains, like Coffee Rx for local beans and Bookmark Shoppe for curated books and gifts. A wide variety of cuisines exist here, and destination dining spots include longtime favorite Tanoreen for Middle Eastern dishes. Fatta Mano has gained more recent acclaim for its halal Italian menu, and its owner has added Ayat, a Palestinian bistro with garden vibes, to the neighborhood. The 59-acre Shore Park and adjacent 4.5-mile Shore Parkway are a popular destination, whether for taking a family stroll or going on a bike ride. Prime views of the Verrazzano Bridge and Statue of Liberty are an added benefit. Owl’s Head Park is a 24-acre green space at the northern end, home to a 150-foot-long dog run, playground with splash pad and a large skate park. The R train is Bay Ridge’s only subway line, yet it offers several stops and takes about an hour to reach midtown. Express bus lines are another commuting option, while the Belt Parkway provides quick car access into the city or to other parts of Brooklyn. A ferry with frequent service is also popular with commuters, making stops at Brooklyn Bridge Park, Pier 11/Wall Street and others. A new pilot program has made it possible to catch an express ferry to Wall Street in 20 minutes.
