Brooklyn Heights is situated between the East River and Downtown Brooklyn. “It’s as close as you can be to Manhattan, but if you don’t want to live in the middle of everything, you can take a short cab or subway ride back and forth,” says Michael Bethoney, a broker with Nest Seekers International who specializes in new luxury developments across New York City. “It’s a really special neighborhood with the views of Downtown Manhattan, and the view of the Brooklyn Bridge is as special as you can get.” The location also makes for a straightforward commute to the offices of Downtown Brooklyn.

Brooklyn Heights’ trendy yet tranquil atmosphere attracts residents of all ages. “The housing stock is limited and competitive, but all sorts of people—young professionals, families, grandparents—want to move here,” says Jim Hayes, a Realtor at Serhant who specializes in the area. Parents are especially drawn to the neighborhood for its highly regarded private and public schools. Many opt to send their children to prestigious private institutions like St. Ann’s School or The Packer Collegiate Institute. Highly rated public schools in the neighborhood include P.S. 8 Emily Warren Roebling Elementary School, known for its arts-focused curriculum. Quick trips into Manhattan via ferry, subway or the Brooklyn Bridge

The Brooklyn-Queens Expressway (BQE) cuts through the neighborhood, taking drivers across the Brooklyn Bridge, directly into Manhattan. The Brooklyn Bridge is pedestrian- and bike-friendly, as is all of Brooklyn Heights. There are three subway stations in the neighborhood, including Borough Hall, where several lines converge. MTA buses stop frequently along the edges of the neighborhood. The NYC Ferry at Pier 6 takes commuters to the Financial District's Pier 11 in four minutes, leaving every half hour.

Brooklyn Bridge Park provides an idyllic backdrop along the once-industrial riverfront. After a decade of development, it’s become an internationally recognized park featuring sustainable design, robust programming and plenty of waterfront attractions. “Having access to the water makes the neighborhood feel bigger, better, greener and, in a way, closer to Manhattan,” Hayes says. Six converted piers offer hilly green lawns, sports facilities, playgrounds and views of Manhattan’s skyscrapers. “It’s probably one of the coolest parks in all of New York City,” Hayes says. Additionally, the Brooklyn Heights Promenade, a pedestrian walkway perched above the BQE, is popular with locals and visitors for its elevated views of the Manhattan skyline. To the east, Cadman Plaza Park is a 10-block green space used for leisure, dog walking and events like the annual Brooklyn Book Festival.

Brooklyn Heights has an impressive catalog of restaurants. “In every nook and cranny, down every side street, there’s incredible dining,” Hayes says. Lillo Cucina Italiana is a walk-in-only, cash-only outpost with freshly prepared Italian dishes. Long lines form outside L'Appartement 4F for their flaky, flavorful croissants. Along Atlantic Avenue, one of Brooklyn’s main thoroughfares, residents can find:

Brooklyn Heights has an established sophistication, which contrasts with the creative, contemporary pulse of DUMBO immediately to the north.
