The building at 10 Madison Square West has quite the pedigree. The brick and limestone structure was designed in 1915 by William Van Alen, the architect of the iconic Chrysler Building. Decades later, it would be known as Toy Building North, part of the International Toy Center, which housed 1 million square feet of toy showrooms. In 2011, the Witkoff Group acquired the NoMad property with the intention of turning it into office space. However, as developer Steven C. Witkoff told the New York Times, its incredible views — of the Flatiron Building, the MetLife Clock Tower and the New York Life Building with its gilded top — dictated otherwise.
The building’s 2013 conversion enlisted Goldstein, Hill & West Architects to restore the facade and add six more stories, for a total of 24. Alan Wanzenberg Architect and Design contributed the project’s interior designs.
Those impressive views, which also include the more-than-six-acre Madison Square Park directly across the street, are now enjoyed from the building’s 125 residences. Some homes, occupying an entire floor, offer wraparound terraces for truly exceptional vistas.
“There is something special about the building. People get fixated on it. I had an international client who kept coming back to it,” says Douglas Elliman agent Sonia Seth, who has worked as a sales and rental agent in the condo since it opened. Seth says the combination of views, central location and amenities with white-glove service is extremely appealing to buyers. One client hoping to move further uptown asked, “Is there any other building like this in the city?”
One- to four-bedrooms and some spectacular top-floor units
Homes at 10 Madison Square West include one- to four-bedrooms. One-bedrooms as large as 1,048 square feet ask for up to $2.9 million, and two-bedrooms up to 1,779 square feet can sell for up to $4.8 million. Three-bedrooms as large as 2,871 square feet ask for up to $11 million, and four-bedrooms measuring as much as 4,745 ask up to $13 million. Full-floor and penthouse apartments 6,500 square feet or more sell for about $33 million.
Residences include beamed, 11-foot ceilings, oversized windows and wide plank white oak floors. Most living areas are open-plan, and kitchens feature Bianca Carrera marble, white Siematic cabinetry, a Sub-Zero refrigerator and wine cooler, a Wolf range and a Miele dishwasher.
Bedrooms have walk-in closets, and en suite baths offer a double sink Carrara marble vanity, a deep soaking tub, a glass-enclosed rainfall shower and radiant heat flooring. Select homes offer a private outdoor space and entry foyer; all are equipped with a washer and dryer. The condo is pet-friendly.
White-glove service, a large, lower level residents club and a courtyard
A 24-hour door attendant and concierge, a live-in resident manager and a porter provide white-glove service.
Amenities, located on a lower level, are accessed from the lobby via a grand staircase. Residents have access to a 10,000-square-foot private residents club that includes a fitness center managed by The Wright Fit, a 60-foot heated lap pool, a hot tub and studios for yoga, Pilates and high-energy workouts. Men’s and women’s locker rooms offer private steam rooms and saunas, and a spa treatment room is also available. Additional amenities include a 5,100-square-foot courtyard garden designed by Signe Neilsen and a children’s playroom.
PetSmart and Citibank operate storefronts on the ground floor.
Close to all in the heart of NoMad
The condominium’s NoMad location is convenient to virtually everything. Madison Square Park across the street is home to playgrounds and a popular dog park and hosts events, concerts, art exhibits and more. Fairway Market and Trader Joe’s are nearby grocery shopping options, and food emporium Eataly is next door. Fine dining options in the area include Scarpetta, Gramercy Tavern, 11 Madison Park and ABC Kitchen.
Six subway lines nearby, the PATH on 23rd Street and the FDR to the East
Public transit is easily accessible, with the 4 and 6 trains at 23rd and Park Avenue and the N, Q, R and W trains at 28th and Broadway. The Journal Square and Hoboken PATH trains stop at 23rd Street and Sixth Avenue. For travel to points uptown and downtown, the FDR Drive is a few blocks to the east, as are the Queens Midtown Tunnel and Interstate 495. Laguardia Airport can be reached in about an hour.
