This 1938 Gravesend low-rise has a rocky history of complaints

At face value, 100 Avenue P looks like a standard, multifamily building. The brick-clad exterior isn’t particularly exciting, save the arched motifs and castle-like parapets at the crown. Inside, the lobby is more revealing, firmly placing the building in the 1930s’ Art Deco era. Giveaways include the checkered terrazzo floors, decorative wall paneling, stained glass windows and coffered ceilings with intricate moldings. Overall, the six-story co-op appears suitable. But looks alone cannot always paint the full picture of what it’s like to live somewhere. Over the last 15 years, the co-op has received 271 code violations from the New York City Department of Housing Preservation and Development. In 2024, nearly 60 violations and complaints from residents revealed pest and rodent infestations, a lack of heat and hot water, defective carbon monoxide detectors and shoddy maintenance. Also, in the past three years, far more units were rented than sold, resulting in a more transient atmosphere.

Spacious apartments, many with prewar characteristics

Within the co-op, there are 65 one- and two-bedroom units, which tend to be larger than average for the neighborhood. One-bedrooms, priced between 275,000 and $320,000, measure between 775 and 1,000 square feet compared to the Gravesend average of 753 square feet. Two-bedroom units, one of which recently listed for $749,000, typically hover around 1,250 square feet compared to 1,000 square feet on average in Gravesend. In addition to their generous sizes, the units have other prewar features, including arched doorways, parquet floors and foyers. Original bathrooms feature retro orange tiles, and many floor plans have a galley kitchen. Owners are able to sublet their property after two years. Before doing so, some have made improvements to the kitchen, including granite counters, tile backsplashes and stainless steel appliances. Residents are also allowed to add in-unit washer/dryers.

Amenities and perks are limited

The lobby does not include any seating or a reception desk, and there aren’t any leisure or recreational spaces, like a lounge, garden or gym, within the co-op. In the basement, residents will find a laundry room and bike storage. There’s also no live-in super, and based on complaints, management can be difficult to contact. While it’s not an amenity for residents, there is a dentist office (with a separate entrance) located on the ground floor of the building.

Schools, playgrounds and eateries in both Gravesend and Bensonhurst neighborhoods

Stretching the full block from West 11th to 12th Streets, 100 Avenue P is directly across the street from two schools: Success Academy Charter School, which according to Niche is the state’s third-best public elementary school, and I.S. 96, a B-rated middle school. And catty-corner to the co-op, Seth Low Playground has served the neighborhood for a full century. Nearly five-acres large, the park has a jungle gym, cherry blossom trees, soccer fields and basketball courts. Two commercial roads, both one block from the co-op, supply basic needs and entertainment. Just north, highlights along Bay Parkway include Stuffed Ice Cream, Rimini Pastry Shoppe, Fugu Sushi and a CVS. To the south, Kings Highway has everything from espresso bars to sports bars, as well as regional cuisines from countries like Uzbekistan, Mexico and China. Remy's Treasure Island Market is the largest grocery store near the co-op.

Service along the N train and three local bus routes

Residents can catch the N train from two stops, both a half-mile of the co-op, allowing commuters to reach Lower Manhattan in just over 30 minutes. Separate stations for the D and F train are farther but within walking distance. There are also three buses available within a few blocks of the co-op.
