Well-priced, prewar condo units on the Upper West Side

For buyers looking for spacious units in the heart of a family-friendly, residential neighborhood, 110 W. 86th St. has considerable appeal. Built in 1929 and designed by Emery Roth & Sons, this 16-story, beige brick condominium offers 79 units, many of which have classic layouts with foyers and windowed kitchens. Originally a rental building, the high-rise was converted to a condominium in the late 1980s, although many units still frequently come on the market as rentals. Price points are fairly accessible — especially considering it’s just one avenue away from Central Park and situated in between major train lines — with one-bedrooms starting in the mid-$700,000s.

Classic layouts with plenty of windows and large bedrooms

Each residence is unique, but buyers can generally expect high-beamed ceilings, updated appliances from brands such as Viking and Bosch, and in-unit washer/dryers. Some units have eat-in kitchens or separate dining alcoves, but generally speaking, the kitchens are fairly narrow. Bedrooms, however, are generously-sized at 15 feet by 11 feet, especially compared to some of Manhattan’s newer luxury builds. Depending on the most recent owner’s renovations, bathroom design and finishes run the gamut, ranging from plain subway tiles and older mosaic flooring to new porcelain tiles or fully marble-clad walls with double vanities. Higher-end finishes impact pricing, of course, but three-bedroom units typically hover around $2 million, which is quite reasonable for the area. One of the best aspects of each condo is the amount of windows, which are slightly oversized and offer plenty of light throughout. Prospective buyers should know there’s no central air-conditioning and will have to rely on individual window units for cooling.

One- to three-bedroom units available

One-bedrooms, which are more plentiful and common to market, typically start at $750,000 and go up to around $1 million for around 766 square feet. Two-bedrooms range between $1.25 million and $1.79 million for 1,113 square feet. Three-bedrooms are rare and go for around $2.1 million and run between 1,300 and 1,500 square feet. Prospective buyers should note that, as of October 2024, there’s currently a special assessment of around $250 per month, but the cost can vary depending on square footage.

A pet-friendly, full-service building

As it goes with many of the Upper West Side’s condos and co-ops, the building’s lobby is attended by a full-time doorman, and there’s also a live-in super. There’s also video surveillance for added security. The lobby is quaint but still maintains prewar characteristics, including rounded archways and molding complemented by antique-inspired wall sconces. Residents can access a common laundry room and bike storage within the building. One highlight, although it’s fairly plain, is a small outdoor garden lined with wooden picnic benches and a stone privacy wall clad with greenery. There’s no roof access, nor a gym, but right down the street (one avenue away) is Manhattan’s largest green space, Central Park.

Situated in the heart of the UWS along Columbus Avenue

Manhattan’s Upper West Side is a moderately peaceful, residential neighborhood with laid back restaurants and world class attractions along its avenues, making it one of the most coveted areas in the city. There’s a diverse population with a real mix of long-time New Yorkers and newcomers. The American Museum of Natural History is just five blocks south of the building, while the Children’s Museum of Manhattan is just an eight-minute walk southwest. Barney Greengrass, famous for its smoked fish and classic Jewish deli fare, is just around the corner from the building, and Zabar's, a famous gourmet food emporium, is within walking distance. Casual dining includes Jacob’s Pickles, a southern style restaurant one avenue away, and The Viand, a diner on 86th Street. There’s also a Trader Joe’s seven blocks north of the building for groceries. Transportation includes the B and C trains at the 86th Street Station, as well as the local 1 train at the 86th Street station along Broadway.
