This investor-friendly 1948 co-op is one block from Brighton Beach

Most people would place beachside living and city life into two distinct categories, but at 1120 Brighton Beach Ave., residents can experience both. The south Brooklyn co-op is just one block from the neighborhood’s namesake beach, where locals can swim or bask in the sun with far fewer tourists than the adjacent Coney Island Beach. In an environment where seagulls, salty air and sandy feet are par for the course, the hubbub of Manhattan can feel worlds away — in reality, it’s accessible in as little as 45 minutes thanks to the nearby B and Q trains. This best-of-both-worlds scenario is attractive to full-time residents, but because of its flexible policies, the co-op also appeals to investors. Unlike many other NYC co-ops, 1120 Brighton Beach Ave. does not charge a flip tax. Plus, owners can sublet immediately, whereas many other properties require several years of residency before renting is allowed. As such, this six-story, brick-clad midrise has a mixed demographic, including members of Brighton Beach’s staple Eastern European community, part-time residents and relatively transient renters.

Studio to three-bedroom units, some outdated, some renovated

Although this is a midcentury building, the co-op’s units share some of the desirable qualities of a quintessential prewar: large entries, windowed kitchens and bathrooms, oversized bedrooms, abundant storage and ceilings that reach 9.5 feet. Outside of the bones and layout, interior finishes run the gamut in terms of modernity, quality and style. A recently renovated unit might feature hardwood floors, custom cabinetry and name-brand appliances, but many apartments still feature outdated granite counters and colorfully tiled, midcentury bathrooms. Window air-conditioning units are standard and in-unit washer/dryers are allowed. Another positive is that each of the 157 units gets excellent natural light thanks to the building’s U-shape, which allows for more windows. That said, very few apartments have beach views — and it’s only a sliver of shoreline because of the taller co-ops just south.

Prices for studios range from $175,000 to $270,000, while prices for one-bedrooms jump into the $300,000 to $400,000 territory. Two-bedroom apartments have recently sold between $700,000 and $750,000. Fewer three-bedroom residences are present, and the most recent sale occurred in 2018 for $667,000. The co-op has investor-friendly policies and allows for pieds-a-terre, gifting and pets.

Practical perks and well-maintained common spaces

While 1120 Brighton Beach Ave. does not offer recreational amenities, it has a laundry room in the basement, storage and outdoor parking for a monthly fee, plus a live-in super. This isn’t a doorman building, but there’s a layer of security from the key-fob entry and cameras on each floor. The lobby was updated in 2022, but it maintains an intentional old-school feel. Art Deco-style motifs adorn the entry, etched windows feature a playful pattern, terrazzo floors bring a pop of color, and historical photos of the neighborhood are framed against the patterned wallpaper.

Residents can visit the beach or indulge in Eastern European cuisine

Beach-town living is the main draw for buyers. This co-op is right near the eastern edge of Brighton Beach, so it draws a smaller crowd but still has access to the landmarked Riegelmann Boardwalk. Brighton Beach Avenue is one of the area’s main thoroughfares, but fortunately, the co-op is located on a quieter stretch. Several blocks west, the avenue is lined with Eastern European businesses and eateries, and the B and Q express trains run overhead. “This neighborhood is heavily Russian, but these days, there is some more national pride from other countries, like Ukraine or Belarus, as well,” says Gregory D’Avola, owner of Arena Properties. “Sometimes people call the area Little Odessa. The culture is strong and definitely has an impact on the businesses around here.” For groceries, Twins Market is right across the street, and two Russian supermarkets, Golden Key 2 and NetCost Market, are just down the road. In addition to the subway, residents have access to several bus routes, and drivers can reach the Belt Parkway or Ocean Parkway within 10 minutes.

Environmental risk

While this particular address is located in a moderate-risk flood zone, the surrounding area is more prone to flooding, and the co-op is set in a Zone 1 Hurricane evacuation area. In 2012, Hurricane Sandy brought severe damage to the waterfront area, but the neighborhood has since recovered.
