Quintessential Upper East Side white glove co-op with larger-than-average units
Ideally situated in the center of the upmarket Lenox Hill neighborhood, 121 E. 75th St. emerges as a long-established postwar co-op with 104 residences. The prestigious, 16-story red brick monolith recesses as it extends along the adjacent tree-lined lane, only to reveal bay windows and a complex interplay of diagonal setback-anchored terraces as it rises. Separating its ground level from the rest of its masonry cladding is a polished black granite facade with Neoclassical detailing and a white marble trim. The canopied entrance is flanked by lanterns on either side and a bit of sidewalk landscaping, hinting at the quiet luxury design vocabulary found indoors. “This is prime Upper East Side,” says Joseph Chaplin, an agent with Douglas Elliman. “The building is close to Central Park and fabulous restaurants; has full time door attendants and a recently introduced gym; and still includes larger-than-average studios for under $500,000.”
Sizable and surprisingly affordable move-in-ready studios to sprawling combined residences
On the market with Chaplin for $495,000 in fall 2024, unit 9D is a spacious studio with eastern exposures and premium finishes such as inlaid marquetry flooring, beamed ceilings and crown molding. The approximately 600-square-foot home also includes a recently updated all-marble bathroom, separate foyer and ample closet space. Also on the market for $750,000 around the same time, double-exposure unit 10B incorporates a large open-concept entertainment space, galley kitchen and bedroom that can accommodate a king-sized frame. There’s even room to add an additional bedroom. While original parquet floors and French doors are still intact, kitchen appliances were recently updated. Much larger 1,264-square-foot two-bedrooms with grand en-suite primary bedrooms come in at around $1.4 million while combined three-bedrooms can fetch upward of $1.9 million. An expansive 3,200-sqaure-foot four-bedroom with 1,525 square-feet of outdoor space last sold for $4.5 million and a massive 11th floor nine-room residence with two private terraces went for $3.6 million. Partial skyline views are also common in these set back top floor homes.
Like any building of this age, the state of renovation varies greatly from unit to unit as previous owners have either implemented their own alterations or called on renowned interior designers to make their mark. There’s great opportunity here for new homeowners to do so as well. That said, some of the property’s original architectural details can still be found throughout. Though a full-service co-op but like many on the Upper East Side, 121 E. 75th St. allows its shareholders to utilize their homes as pied-a-terres on a case-by-case basis.
Sufficient amenities with everything the surroundings have to offer as the main draw
Residents and their guests enter the elevator building through a sophisticated wood-panel and marble floor lobby helmed by full-time door attendants. The super lives on site. There’s also a well-equipped laundry room, bike storage and recently introduced gym. The main draw here is, without question, everything Lenox Hill has to offer when it comes to premium stores, restaurants and world-renowned cultural institutions. Right across Lexington Avenue from the building is the Parisian-style eatery Orsay. Iconic burger joint JG Melon and steak house BLT Prime aren’t far either. Via Quadronno is a locally beloved Italian mainstay on Madison Avenue, which is also home to many long-established luxury fashion and accessory boutiques.
Third Avenue is lined with essential service businesses and big-box stores. There’s a large D’Agostino grocery store just up the block. While St. Jean Baptiste Church is right across the street, Lenox Hill Hospital is one block up and is next to the 77th Street subway station, served by the local 6 line. The M79 crosstown bus stops along East 79th Street and provides a quick link across Central Park toward the Upper West Side. The expansive 843-acre green space abounds with different facilities and historic sites. Closest to 121 E. 75th St. is the picturesque Model Boat Sailing Pond and Boathouse. While Museum Mile and its many art institutions — the Met, Frick and Guggenheim among others — is just a few blocks north, the Park Avenue Armory on East 66th Street offers a robust program of art fairs, performances and installations throughout the year.
