Boutique condo offering a good value for Downtown Flushing

Built in 1987, this 14-story, red-brick building in Downtown Flushing predates the luxury condo boom that started around 2000. It’s located on busy 41st Road with the even busier Main Street at the end of the block. But those seeking a good deal will find lower prices here than the newer, high-end condos that now abound. Also called Main Street Plaza, these condos tend to attract investors, empty nesters and those seeking a starter home.

Larger-than-average apartments with balconies

With just 54 units ranging from studios to two-bedrooms, turnover is low. A glut of Flushing inventory has led to price cuts in the building, with a recent one-bedroom listing slashed by $22,000. Some studios are large enough to convert to a one-bedroom, while actual one-bedrooms feature separate, open kitchens and bedrooms that fit a king-sized bed. Two-bedrooms also provide spacious rooms, open kitchens and good closet space. Large windows are standard and most units have balconies or terraces. Those on higher floors offer views of Downtown Flushing; apartments facing Main Street or 41st Road have views of the hustle and bustle, but are noisier since the building isn’t set back from the street. Unit conditions vary from those that haven’t been updated since the 1980s to those with gut-renovated kitchens, baths and new floors. Through-wall air conditioners are the most common, but more modern conveniences include stacked washers/dryers in many apartments. A 2024 one-bedroom, mentioned above, was reduced to $428,000 from $450,000, with low common charges of $467, while a two-bedroom sold for $795,000. Parking garage is a boon in an area with limited parking

The lobby feels unchanged from the ‘80s, with green marble floors, gold elevators and gold ceiling accents. The lobby is staffed by a 24/7 attendant and there’s a live-in super. Amenities are limited, but there is a laundry room and garage parking. The latter is a must for car owners since street parking can be a nightmare. Dogs and cats are allowed.

Heart of downtown where a car isn’t needed

Based on local government reports, Downtown Flushing has the heaviest foot traffic outside of Manhattan. Much of this is along Main Street, a hectic mix of stores, street vendors and transportation options. Main Street Plaza is in the heart of this on 41st Road, itself lined with businesses. These mostly entail small businesses, like pharmacies, hair salons, travel agencies and laundromats. Like much of Downtown Flushing, signs are in Chinese. More options, particularly restaurants, populate Main Street. Golden Mall is at the corner, a longtime Asian food hall that has recently undergone a $2 million renovation. The Queens Public Library is across the street, a large reflective building that offers regular classes and programming. New World Mall is just past the library, an Asian-centric shopping center anchored by Jmart supermarket and renowned for its basement-level food court. The Flushing Main Street 7 station is the next block and intersects with Roosevelt Avenue, another major artery.

Ideal location for relying on public transportation

Although the condo offers a parking garage, living here without a car is more than possible. Train stations for the 7 train and the Long Island Rail Road are a few minutes around the corner on Main Street. The former takes about 30 minutes to reach Grand Central, while the LIRR takes 20 minutes to reach Penn Station. Numerous buses rumble along Main Street and 41st Road, with stops near the condo. For drivers, the Van Wyck Expressway is a short drive. Plus, LaGuardia Airport is just five miles away.
