Newer Dumbo condo flanking the Manhattan Bridge with site-responsive architecture
Though perched right along the Manhattan Bridge as it slopes up to cross the East River, 133 Water St. is outfitted with state-of-the-art triple-paned windows and ultra-insulated walls to ensure its 52 well-proportioned residences are buffered from street noise. Constructed in 2006 — during Dumbo’s rapid transformation from an industrial backwater into an affluent, Manhattan-adjacent haven — the angled structure contends with its distinct location in various ways. Clad in a black manganese brick, one portion of the building masses up against its corner perch. The second aluminum-paneled section of its 13-story rise cuts away at an angle mimicking the direction of the bridge. This unique site-responsive design makes for expansive private terraces and a shared roof deck. “We paid close attention to the architectural style of the area,” Robert Scarano, principal of the eponymously named firm behind 133 Water St. is quoted saying on its website. “We didn’t believe Manhattan style modernism would be appropriate here but rather opted for a design that would elaborate the historic qualities of the neighborhood, while taking advantage of potentially remarkable vistas.” Most of the one- to three-bedroom units here take on the scale of the expansive lofts found in the neighborhood’s raft of converted industrial buildings but are more intimately laid out. They’re also competitively priced.
Fellow era-defining architect Andres Escobar carried out the interior design of the condo’s full suite of amenity spaces. While the full time-attendant lobby features an unexpected curved-wall installation imagined by — yet another noted firm — FXFowle Architects, an oft-updated fitness room is joined by a sizable playroom, cold storage and roof deck with unmatched views of the Lower Manhattan skyline right across the river. The main appeal here is, undoubtedly, the riverfront just a block away. Main Street Park and Pebble Beach have walkways that lead into the innovatively developed Brooklyn Bridge Park. Along the way, Dumbo abounds with an eclectic array of top-ranked restaurants, designer showrooms and specialty grocers.
Sizable one- to three-bedrooms incorporating private outdoor space with sweeping views
Because of 133 Water St.’s unique structural configuration, few units have the same layout. Many have balconies either facing the river and the Manhattan skyline or looking out over the neighborhood’s eclectic mix of prewar and newer construction buildings. All were originally outfitted with premium fixtures and top-line finishes. Chef kitchens were installed with Caesarstone countertops and stainless-steel GE appliances. Appropriate for the mid-aughts, wood cabinetry was finished in an espresso-brown stain. Bathrooms were fitted with oversized porcelain tile, Vitabath Venetian soaking tubs, Scarabeo elevated sinks and Kohler Stillness faucets. Overall, the goal was to imbue these spaces with a sense of tranquility; providing residents with a chance to find respite for a while but also enjoy mostly unobstructed views from large windows. Units on higher floors have glass wall systems and double height ceilings reminiscent of the loft-conversions prevalent throughout the rest of the neighborhood. Almost all are equipped to accommodate in unit washer/dryers. Like any building more than a few years old, the state of renovation here varies greatly from unit to unit.
On the market in winter 2025 for $2.4 million, unit 2F is one of only a few three-bedrooms. Revamped by noted Brooklyn architect John Hatheway, the 1,784 square-foot residence is unified by custom-milled wide plank flooring. Ventilation ducts were elevated to maximize ceiling height. The opened-up great room features a Bulthaup B1 kitchen replete with Thermador, Miele and Bosch appliances. Engineered concrete countertops allude back to the area’s industrial heritage. The en-suite primary opens out onto a massive 280 square-foot terrace. While one-bedrooms with at least 728 square-feet of space tend to sell for $975,000, two-bedrooms go for $1.2 million to $1.4 million, depending on size and position in the building. Area comps can easily sell for $200,000 to $400,000 more.
Dumbo’s concentration of top-ranked restaurants and trendy boutiques
The popular Washington Street selfie spot, framing a perfect few of the Manhattan Bridge, draws tourists, but locals tend to congregate in top-ranked restaurants, diverse eateries and long-established bars lining nearby Jay Street. These include Pan-Asian hotspot Fontainhas, upscale Bakery Burrow and cozy coffee shop Devoción. At the end of this stretch is the York Street subway station, served by the F line. Residents get to Downtown Manhattan in a matter of minutes. For those that park on the street or in the building’s garage, with spots still available for sale, there’s quick access onto the Brooklyn Queens Expressway from Sands Street. Though there a numerous specialty grocers peppered throughout the neighborhood, a large Wegmans can be found in the nearby Navy Yard. Main Street Park has a well-maintained playground. The historically landmarked Jane’s Carousel is only a few blocks down the waterfront. Ample sports fields and picnic lawns populate Brooklyn Bridge Park toward the southwest.
