This Upper West Side condo blends old and new

Located mid-block on a leafy side street, 134 W. 93rd St. combines the beauty of a prewar co-op with the service and relative leniency of a newfangled condominium. Built in 1925, the apartment was converted to a boutique condo in 2007, with a total of 53 residences. As part of the transition, many of the units were renovated without sacrificing the old-school features (like beamed ceilings, hardwood floors and closed floor plans) that people appreciate in prewar architecture. Fortunately for buyers, the finishes (old and new) remain stylish today. The co-op’s prime location, less than a block from global restaurants and just over a block from Central Park, is another major perk. Considering the appeal, units within this desirable condominium rarely hit the market.

Renovated units feature timeless, neutral finishes

A small foyer defines the entrance of each apartment, even studios which have separate kitchen and sleeping areas. Renovated kitchens feature sleek, two-toned cabinetry with white uppers and pale oak lowers, as well as white quartz countertops and backsplashes. The bathrooms are partially clad in white tiles, while the floors are covered in an elegant, herringbone stone. Like many prewar apartments, the living rooms and bedrooms are quite spacious and come with plenty of closets. The condominium is next door to an A-minus-rated, public elementary school and backs up to the school’s playground. It follows that residents in south-facing units may hear children playing during recess, but in-return, they get great natural light and unobstructed, leafy views. Studio and one-bedroom units range from $525,000 to $925,000, while two-bedroom condos can go for as much as $1.68 million.

A handsome lobby and a nice backyard garden

Behind the building’s mahogany doors is a handsome, thoughtfully decorated lobby. Sofas, chaise lounges and accent chairs provide plenty of seating, beamed ceilings and moldings showcase the building’s history, and accent lighting and drapes help soften the communal area, giving it a homey vibe. The condo doesn’t have a doorman, but there is a live-in super. Past the lobby, a backyard garden is outfitted with dining tables and an outdoor kitchen. Potted plants and a flower-covered trellis add to the charming vibe while enhancing privacy. In the basement, residents will find laundry facilities and a bike room, plus a gym and storage units, both of which can be used for an additional fee.

Proximity to shops, dining and iconic parks

The red-brick building is ideally located between Columbus and Amsterdam avenues. The former has plenty of businesses catering to practical needs, like a Trader Joe’s and a Duane Reade, plus shopping destinations like Target to the north. There’s also a Whole Foods Market in the neighborhood, plus the year-round farmers market that opens outside the store every Friday. Amsterdam Avenue is lined with eateries like Miyako Sushi and Lucciola, and another block over, Broadway has even more restaurants, bakeries, cafes and bars. Perhaps the best perk, Central Park is accessible just over a block from the condo. From the 93rd Street entrance, visitors can quickly reach a playground, the park’s tennis center and the Jacqueline Kennedy Onassis Reservoir. There’s also Riverside Park, with its waterfront paths, monuments and gardens, a half-mile west of the condo.

Access to five trains within a half mile

The nearest subway station, serviced by the 1, 2 and 3 trains, is only a 4-minute walk from the condominium. It takes about double that time to reach the B and C trains at Central Park West and 96th Street. Another block north at 97th Street, locals can take the crosstown bus to the Upper East Side. Taxis and additional buses along Columbus head downtown, while those along Amsterdam head uptown. For those with cars, the Henry Hudson Parkway is a half-mile drive from the condominium.
