Entry-level condo close to the Staten Island Railway

This seven-story, mid-rise condo complex in Staten Island’s Grant City is no-frills, but it offers a lower price point for entry-level buyers. Plus, it’s less than a block from the Staten Island Railway, a local train that runs to St. George, where commuters can then catch a ferry to Manhattan. Also called Lincoln Avenue Condominium, these four red-brick buildings date back to 1965. Essential businesses and casual restaurants are within walking distance, a city convenience that is not always a given for many Staten Island neighborhoods. However, surrounding streets are tree-lined with single-family homes, providing residents with a taste of suburban life.

Modest units ranging from studios to three-bedrooms with balconies

Most units are owner-occupied with a mix of studios to three bedrooms. Studios offer around 530 to 974 square feet with functional layouts but infrequently come on the market. A rare studio sold in 2024 for $235,000; prior to that, the last recorded studio sale happened in 2014. One-bedrooms average around 800 square feet, with a 2024 sale fetching $338,000. Most are large enough for a dining area and a king-sized bed. Two-bedrooms aren’t much larger and most have one bathroom, but some have balconies. Three-bedrooms offer more than 1,000 square feet and feature balconies; a number also offer views of the Verrazzano Bridge. A renovated apartment sold for $509,000 in 2024. Most residences are in good condition, but even those with renovated kitchens and baths tend to feel dated. Parquet floors, good closet space, through-wall air conditioners, small bathrooms and galley or small open kitchens are typical.

A laundry room and parking lot are the main amenities

Amenities include a laundry room on the ground level and a parking lot, for which there’s a waitlist. Otherwise, a spot costs $80 a month. It’s possible to get by without a car, but not as easy since many places are spread out and not all are well-served by public transportation. Finding street parking isn’t too difficult on residential streets since most homes have driveways and garages. The building also has an elevator and allows pets. Common charges are on the low side.

Residential pocket within walking distance of essentials and transportation

The condo is an outlier in a small pocket mostly containing detached starter homes. A small business section has grown around the Staten Island Railway at the end of the block, including barber shops on South Railroad Avenue and mom-and-pop options on Lincoln Avenue. The latter is home to casual restaurants and cafes, delis and a laundromat. For groceries, Gourmet Island is a convenient and popular supermarket near the train where customers can also find Eastern European and Central Asian options. More businesses are a few blocks away on Hylan Boulevard, a busy road lined with strip malls and fast-food joints. Additional supermarkets here include Istanbul Grand Bazaar and HL Supermarket. The condo is also a short distance from Midland Beach.

Location that works for commuters and car owners

The Grant City Station across the way is a major convenience, considering Staten Island is the only borough not connected to the rest of the NYC subway system. The train takes riders to St. George in about 25 minutes, where commuters then transfer to the free Staten Island Ferry to Lower Manhattan. Of note, the Staten Island Railway only runs between Tottenville and St. George. Local and express buses are another option, with stops a short walk away. But fundamentally, Staten Island is a car culture, and drivers are close to I-278 for heading into Brooklyn or New Jersey. Grant City is also roughly equidistant between Newark Liberty Airport in New Jersey and JFK International in Queens.
