A high-rise building with a boutique feel and eclectic architectural details

There are just four residences on most floors of this historic Murray Hill co-op, giving 16 Park Avenue a surprisingly intimate sensibility. Built by prolific developer Fred F. French in 1924, the 16-story brown-brick building was converted into co-ops in 1980 and sits on a residential stretch of the bustling Midtown office district. Located at the end of a tree-lined block at the corner of E. 35th St., the 64-unit property is adorned with eclectic architectural details, including mythological motifs and an ornately columned entrance portico that leads to a small but striking lobby. “There’s gold paint on the ceiling and mahogany paneling that gives it a warm feeling,” says Akansha Lama, a broker with the Luxury Alliance Team at Serhant. “It feels like you’re entering a different era.” The exterior also speaks to the site’s history with a commemorative plaque noting that the building sits at the “geographic center” of what was once the 18th-century farm owned by Robert Murray, after whom the neighborhood is named. “When you walk into lobby you will see picture of building when it was built, and there was nothing around it,” adds Lama, who has a one-bedroom apartment on the eighth floor on the market for $590,000.

Charming residences with old-school floor plans

High-end prewar construction means that the residences “are on the larger size,” says Tara Steppacher, an agent with Sotheby’s who recently sold another one-bedroom unit in the building. Many of the dwellings offer eat-in kitchens, en suite bathrooms, ceilings at least nine feet high, gracious entries equipped with generous closets and kitchens with access to the back stairwell, where trash is placed for collection by the porter. Layouts range from one-bedroom units, which start at $515,000 and encompass at least 700 square feet, to a three-bedroom duplex with a wrap-around private rooftop terrace, which sold in 2015 for $2.6 million. Finishes vary, but hardwood floors and decorative millwork are common, and some homes have postcard views of nearby landmarks including the Empire State Building. Washers and dryers are only permitted in units that have been combined, which can be a drawback for prospective buyers, although there is shared laundry room in the basement. As for common charges, there’s a standard maintenance fee as well as a monthly assessment due to required exterior work from a local ordinance that’s in place until July 2026.

A discreet atmosphere with limited amenities

Staff who are intimately familiar with the building community enhance the property’s boutique feel. “The current super is the brother of the 25-year super, who stayed on to be nighttime doorman,” adds Steppacher. All residents have access to the small, gated patio tucked between 16 Park and neighboring 10 Park, accessed through the lobby. “I would say that’s the main common space,” says Lama. In warmer months, the outdoor area is decorated with planters, lounge furniture, and a pergola. The building’s updated laundry room features not just washers and dryers but wall-mounted drying racks popular with residents. “Everything is kept up to modern standards without sacrificing original detail,” explains Steppacher. There’s also a small room off the lobby where residents’ bicycles can be stashed. “However, there’s a long wait list for the building’s storage lockers,” adds Lama. Additionally, the building itself does not contain perks such as a shared rooftop deck or fitness center, but there is a New York Sports Club located block away at 3 Park.

Buzzy cafes and public art installations

While 16 Park Avenue doesn’t house any retail tenants, there are several professional suites that are occupied by medical practices, among them dentists, psychologists and surgeons, whose clients enter through the residential lobby. One door down on Park Avenue is Franchia Vegan Café, which serves plant-based riffs on pan-Asian dishes in a Korean-influenced space spanning two levels. Another popular neighborhood spot is Cinico, located one block away on Madison , which combines an upscale wine bar with a sleek café that imports its coffee from Italy. The major crosstown thoroughfare of 34th Street is lined with national retail chains, including Duane Reade just one block from the building. Notable public art installations are also common just outside the building’s entrance thanks to the Patrons of Park Avenue, a hyper-local neighborhood group that recently installed nine figurative sculptures by French artist Bruno Catalano along the boulevard’s tree-lined median, where they’ll tower over pedestrians until May 2025.

Easy access to Penn Station and Grand Central

The closest subway line is the 6 train, which has a station two blocks away at 33rd Street and Park, while the crosstown M34 bus stops at 34th. Metro-North trains as well as the 4, 5, 6, and 7 trains can be found at Grand Central, a 10-minute walk up Park. Penn Station, meanwhile, is about a 15-minute walk from the building, making the entire metro area easily accessible for residents.
