Apartments throughout 16 Sutton Place blend classical details with modern conveniences. “Layouts are generous and closet space is ample,” says Postrion, who recently listed a four-bedroom, four-bathroom unit for $1.5 million. Oak floors and elegant archways are complemented by large windows that allow sunlight to spill into each unit. This creates an airy atmosphere in the primary bedrooms – many of which feature walk-in closets and ensuite baths – but also offers spectacular vistas. “You get wonderful views of the river and the bridge,” Postrion says. “Any apartment on a higher floor will have exceptional views.” Gourmet kitchens are outfitted with granite or quartz countertops and high-end appliances, such as Sub-Zero refrigerators. Many units also have renovated bathrooms with marble tiles. Larger units with four bedrooms have between 2,100 and 3,000 square feet of space, often with grand living rooms and formal dining rooms. “Every apartment also has a service entrance,” Postrion adds. While two-bedroom apartments range between $1.1 million to $1.9 million, three- and four-bedroom units can fetch from $1.4 million up to $2.9 million.
Comprehensive amenities and dedicated services
Convenient shared amenities enhance the living experience. The building's commitment to service and security is evident in its white-glove treatment. Residents are greeted by a full-time doorman and elevator attendant, and a live-in super is available for maintenance needs. “The staff has been there a long time,” Postrion says. “They are very attentive, always available and take good care of the tenants.” The co-op also offers porter and handyman services, including mail and grocery delivery to each apartment.
Building amenities include a central laundry room and a gym furnished with updated exercise equipment. Every apartment receives a storage bin for no extra charge and a bike room in the back of the building allows convenient storage. An outdoor space offers a quiet respite for a breath of fresh air. “There’s a small garden area off the lobby, which seems more decorative than practical but looks beautiful and is well maintained,” Postrion says. “The super is always out there making it look great.” The building also allows pets and pied-a-terres.
Tranquil living in a vibrant neighborhood
Set in Sutton Place between the busyness of Midtown and the upscale vibe of the Upper East Side, the building’s location lends itself to a unique urban residential feel along the East River. “What is appealing about Sutton Place is that it’s mostly residential, very quiet and meticulously maintained,” Postrion says. “The building’s block especially is very beautifully kept.” While the corner of Sutton Place and East 58th Street offers a tranquil pocket within Manhattan, conveniences like shops, restaurants and parks are accessible within a short walk. “Everything you need is a block away,” Postrion says. “Shops and restaurants are on 1st Avenue and Sutton Park on the end of 57th Street is right there.” Convenient grocery options such as Trader Joe’s and Morton Williams supermarket are within a two-block radius. Greenspaces and recreational facilities include tennis courts on E 55th Street and Andrew Haswell Green Park. The city recently completed the East River Esplanade, a riverside greenway that overlooks Roosevelt Island, Queens Bridge and lower Manhattan – “It has wonderful views and is just spectacular,” Postrion says.
Convenient and accessible transportation options
The building has a convenient location for drivers, with proximity to FDR Drive and the Queensboro Bridge. Mass transportation is also readily accessible. The Lexington Ave subway station is a few blocks away, serving the E and M lines, with access to Queens and the rest of Manhattan. Two blocks further away, the 51st St station serves the 4 and 6 lines. The Roosevelt Island Tramway is a short walk north. The M31 bus stops right in front of the building.
