This prewar co-op has lush views of Grand Army Plaza
During a recent visit, it was easy to imagine that 20 Plaza St. E. was located somewhere other than New York City. Even for the canopied streets of Park Slope and Prospect Heights (both sought-after neighborhoods), the area surrounding the co-op feels especially leafy. Directly across the street, Grand Army Plaza’s wooded perimeter separates the co-op from the hubbub of the city. Plus, 20 Plaza St. E. has a small, sloped garden out front, adding to the greenery and further shielding the co-op’s entrance. The beige brick co-op may feel secluded, but it’s actually very close to some of Brooklyn’s premier attractions, including Prospect Park and the Brooklyn Public Library.
Floor plans and finishes vary widely from unit to unit
With 100 units spread across seven floors, 20 Plaza St. E. has a wide range of options. Those seeking original, prewar charm may be able to find it here, as select apartments still have parquet floors, arched doorways, built-in bookcases and decorative plaster moldings. On the other hand, some residences were revamped entirely — with a modern-day combination of lacquered cabinetry, top-line appliances and smart home features — while others received light facelifts — think tiled backsplashes, refinished floors and storage-friendly vanities. Each apartment has double-hung windows, with south-facing units overlooking the plaza and north-facing units overlooking a rental building and a middle school on Sterling Place.
Studios are rarely available, but in 2024, one sold for $380,000. One-bedrooms hit the market more often, with prices typically ranging from $650,000 to $810,000. Units with two bedrooms start around $1.2 million, while three-bedrooms start at $1.45 million. The co-op only has one larger unit: The five-bedroom property, originally built for the developer’s family, sold in 2023 for $2.6 million.
Basement-level amenities and a full-time staff
Residents enter through a carpeted lobby, where an eccentric, safari-themed mural frames a gilded fireplace. A full-time door attendant mans the reception desk. The building also has a live-in super and porters. All amenities can be found in the basement, including a laundry room with a large lending library, a bike room and storage lockers. There is also a children’s playroom, and although the whole basement was spruced up in recent years, it’s worth noting that the playroom shares the same features as other basement areas, including exposed pipes, painted concrete floors and fluorescent lighting. One bright spot in the basement is the framed, vintage ad announcing the building’s occupancy. A couple of professionals, including a dentist and a pediatrician, rent ground-level office space within the building, providing the co-op with an additional income stream.
Access to great dining, recreation and culture
Residents of 20 Plaza St. E. can find entertainment in every direction. The co-op is nestled between Vanderbilt and Flatbush avenues, both rife with commerce yet characteristically unique. Flatbush, which connects to Barclays Center and Atlantic Terminal, has more chains, convenience stores and businesses, while Vanderbilt is lined with local eateries and boutique mom-and-pops. Along the latter, standouts include Olde Brooklyn Bagel Shoppe, Nourish Thai and The Brick Art and Gifts.
In the opposite direction, residents can follow Grand Army Plaza’s promenade — passing beside a historical bronze fountain and under the grandiose Soldiers and Sailors Memorial Arch — in order to reach Prospect Park. The 525-acre park is one of the borough’s main recreational hubs, with paths, ball fields, sprawling meadows, and an ice skating/roller rink. In the summer, locals can enjoy free concerts at the Bandshell or try global flavors at Smorgasburg food market. A weekly farmers market operates at the park's entrance year-round. Outside the park, Eastern Parkway connects to other cultural institutions, including the Brooklyn Public Library, Brooklyn Museum and Brooklyn Botanic Garden.
Proximity to trains, buses and bikes
The 2 and 3 trains are accessible at the end of the coop’s block, connecting commuters to Wall Street in about 15 minutes. The B and Q trains are available two blocks away. Roughly one mile from the co-op, Atlantic Terminal is serviced by another five lines (the D, N, R, 4 and 5) as well as the Long Island Rail Road. Residents can find several bus stops and Citi Bike stations in the immediate area, and drivers can quickly access major thoroughfares like Flatbush Avenue, Eastern Parkway and Atlantic Avenue.
