For those looking for good value in the Northeast Bronx, this cooperative, with its spacious multi-bedroom apartments starting at $105,000, is worth considering.
Prewar floorplans with charming architectural flourishes
Fifty-four residences across six stories range from studios to two-bedrooms. Units don’t come on the market often, only about one or two per year. Because the building was designed in 1941, the apartments vary greatly somewhere between being well-maintained in their original condition and completely gut renovated. Regardless of size, all of the homes have just one bathroom. Like most prewar layouts, the homes here are spacious, featuring formal rooms like a salon-like foyer with a walk-in closet (sometimes two), a proper dining room and a generously proportioned living room. Unrenovated apartments feature prewar architectural detailing, including wide arched doorways, crown and floor molding, wainscotting and recessed shelving.
Unit #4E, a 600-square-foot studio with a renovated kitchen and a bathroom with a jacuzzi tub, sold for $109,999 in the last quarter of 2023. The elevator building has a live-in superintendent and part-time maintenance staff, offering only the essentials. The co-op is just under 500 feet from the nearest subway station, Pelham Parkway, which provides access to the 2 and 5 trains. Nearby major thoroughfares — Bronx River Parkway, Cross Bronx Expressway and Pelham Parkway — make around the Bronx easy and to Manhattan manageable.
