A Lower East Side tower with elevated amenities

Luxury towers on the Lower East Side are a bit of a rarity and 222 LES Tower + Lofts has an especially unique distinction, combining an 11-story historic landmarked building with a ground-up new tower into one complex. The shorter building, originally designed by Harry Hurwit and opened in 1931, achieved landmarked status in its previous incarnation, serving a largely Jewish community as the Bialystoker Center for Nursing & Rehabilitation. In 2022, the tan brick building with Art Deco detailing was renovated and adjoined with a 28-story blocky geometric grey tower, the work of SLCE Architects and S4 Architecture. The resulting classic-meets-modern construction is accompanied by a private landscaped park, accessible to residents and guests, as well as high-end amenities.

Studios to four-bedrooms with thoughtful floorplans

The site’s 70 residences include studios to four-bedrooms, including a few full-floor tower units. Designer-in-demand Paris Forino outfitted the interiors, with a characteristic warm and natural style, opting for white oak plank flooring and waterfall Ceppo Di Gre Greystone marble kitchen islands and countertops. Appliances, including gas ranges and sleek ovens, are from Miele, Sub-Zero and Bosch. A one-bedroom with an open kitchen and views of the downtown Manhattan skyline can cost around $1.3 million. Primary bedrooms feature walk-in closets and floor plans are constructed to separate bedrooms from entertaining spaces with bathrooms and hallways. A full-floor four-bedroom unit with well-designed hallways, a private terrace and elevator opening directly into the residence can cost $5.5 million.

A private landscaped park and indoor pool

One of the most unique features of 222 is its 6,700 square-foot private park. Designed by Mark K. Morrison, who led the redesign of the Queens Zoo and created the green roof topping One Lincoln Plaza, the park gives residents ample outdoor space to relax or entertain guests. Residents also have access to a top-notch fitness center and yoga studio, and the tower’s lower level includes a 40-foot swimming pool. A round-the-clock doorman oversees the building’s comings and goings, a live-in manager attends to needs, and residents can unwind by the fireplace in the lounge.

Close to Lower East Side drinking and dining spots, plus the East River Greenway

The Lower East Side’s diverse food and nightlife scenes are easily accessible from 222 LES Tower + Lofts. The building’s placement at East Broadway and Clinton Streets puts it within a seven-minute walk to Scarr’s Pizza, Kiki’s, and the Metrograph cinema, with dozens of other bars and restaurants nearby. For groceries Trader Joe’s is just a block north. While the building has its own private park, it’s also steps away from Seward Park, which offers three-plus acres of outdoor space, including volleyball and basketball courts. A 12-minute walk south on Clinton Street leads to Pier 35, offering stellar views of the Manhattan Bridge from oversized bench swings, and connecting to the East River Greenway. While some areas of the Lower East Side can be difficult to access by subway, this location is conveniently just two blocks from the East Broadway F train. The F and M and J and Z trains at the Delancey Essex station are about an eight-minute walk north. Ferry riders can take a 15-minute stroll southwest to Corlears Hook, which connects to Red Hook and DUMBO.
