Commuter convenience and value in Spuyten Duyvil
One of the most appealing aspects of living in the 60-unit six-story co-op at 2390 Palisade Ave. is the building's location. "The best part, and the reason why many people buy in that building, is Metro-North Railroad. It's right next door," says Moda Realty broker Greg Kochanov, a former longtime Riverdale resident who has sold many units in the 1964 property. "It's literally not even a three-minute walk to the station. It's really, really close."
The location also has what might be, for some, a significant drawback: it sits in the shadow of the Henry Hudson Bridge. The structure not only serves as the primary view from the building's seasonal pool but, of course, is the source of noise and air pollution. (Risk assessment firm First Street gives the building a 65/100 or "busy" score and rates the air pollution a "moderate" 3/10.) For at least one couple, these factors weren't an issue at all. Kochanov recently sold their one-bedroom apartment in the building where they lived for 47 years. "I couldn't believe it," he says. "They relocated to Florida recently.
The good news is that double-paned windows were recently installed throughout the building, minimizing the sound from the bridge. "You're always going to have people who are more sensitive to noise than others," says Kochanov. “If you are on that side of the building, you will hear it." The bridge also has perks, such as its walking and biking paths connecting to Manhattan. "You can ride your bike all the way downtown," says the agent.
Kochanov describes the building as a boutique co-op. "It's more intimate. I like smaller buildings. It's easier to get a hold of the super, and it's easier to get things done. You kind of get to know the board members," he says. "Smaller buildings are a little more friendly. More of a community, like a little village."
One- to three-bedrooms with spacious layouts, some with balconies
Homes in the co-op include one- to three-bedrooms. One-bedrooms starting at 580 square feet list for $175,000 and up. Two-bedrooms as large as 1,200 square feet sell for $210,000 or more. Three-bedroom units measuring up to 1,400 square feet ask $408,000 and higher.
Apartments are generously sized and often include a separate dining area. Most homes feature hardwood floors. The building has two three-bedroom lines, which offer two exposures and a terrace. "Those don't come up very often," says Kochanov. "I sold one about 20 years ago and the people are still there."
Compact seasonal pool, fitness room and intercom system
Building amenities include a seasonal pool with barbecue grills, bike storage and a small windowed fitness room. "You can't really call it a gym. It's like a workout room," says Kochanov. The co-op has a live-in super and a Butterfly video intercom system. Kochanov offers that the lack of a door attendant translates to significant savings for residents. "There's a lot of value for Spuyten Duyvil because it doesn't have a doorman, so you technically save on the maintenance fees. You save so much money compared to other doorman buildings nearby." Storage is available. Recent capital improvements include a new roof, building pointing, refreshed hallways and a new elevator. The building welcomes pets.
Parks to the north and south, shopping areas nearby
Aside from being close to the train, the co-op is near parks and shopping. Henry Hudson Park is immediately to the north and contains athletic fields, playgrounds, walking trails and dog-friendly areas. Spuyten Duyvil Shorefront Park is directly south. A small retail strip with essential shops, including a food market, dry cleaner, pharmacy and salons, is located on Knolls Crescent, less than a 10-minute walk from the building. More shopping and dining options are found along and near Johnson Avenue and Riverdale Avenue, including a Key Food Supermarket on W. 235th Street, a five-minute drive. Popular restaurants in the area include Palace of Japan, Tin Marie for Tapas and Bella Notte for Italian food. The massive Van Cortlandt Park to the north can be reached by car in less than 10 minutes. Prestigious private schools like Horace Mann and the Ethical Culture Fieldston School are nearby.
Metro-North, local and express bus stops steps away and access to major roads
Express buses stop right outside the co-op, and the trip to Midtown's east and west sides and the Financial District takes about an hour. The commute to Midtown on Metro-North is about 30 minutes. Travel time to Midtown by car is also a half-hour. The building offers quick access to Route 9A/Henry Hudson Parkway for easy access to Manhattan and points north, as well as major local roads such as Johnson and Independence avenues. Route 9 and Interstate 87 are major highways to the east. LaGuardia Airport can be reached in about 20 minutes by car.
