Historic charm meets modern luxury in Lincoln Square
Rising 16 floors above Lincoln Square, 240 West End Ave is a boutique co-op boasting a prime location just steps away from Central Park and the cultural landmarks of the Upper West Side. “It’s a prewar landmarked building with condos which is pretty rare, especially in West End,” says broker Lauren Pepin of Compass. Designed by architect Rosario Candela, the building was completed in 1924 and converted from a rental building in 2009. The brick façade and ornamental stonework are an ode to the co-op’s history. “The building just celebrated 100 years,” Pepin says. “It maintains that original old-school New York feel to it.”
Diverse layouts with updated finishes
Each floor has four units with generous layouts ranging from one-bedroom to six-bedroom apartments, though many have been combined into three- to five-bedroom layouts to allow for even more spacious living arrangements. “You can get a lot of space in these units because they typically have a larger square footage with original details,” Pepin says. “Even the ones that haven’t been combined are still larger.” The top floors have grand half-floor and full-floor layouts with up to six bedrooms, including a penthouse that Pepin recently sold for $5.8 million. The building’s 51 units feature updated appliances and modern conveniences, while maintaining its original charms. “It depends on the unit, but most have original prewar details, arched doorways and really nice high ceilings,” Pepin says. Residents can expect hardwood floors and custom millwork across all unit types, with comforts like in-unit washer and dryer. Many units also offer fireplaces, walk-in closets and stunning city views. Newly restored residences feature expansive primary suites, fully equipped chef's kitchens and high-end finishes. One- and two-bedroom apartments range in price from $900,000 to $1.2 million, while three-bedroom units go for around $2 to $3 million.
Convenient amenities enhance contemporary living
Pepin says amenities are few in 240 West End Avenue, as is custom for prewar buildings, but service is top-notch. A full-time doorman greets residents while the building’s live-in super tends to the co-op. The central laundry room supplements in-unit washers and dryers, and a bike room offers convenient storage space. Other building amenities include a brand-new rooftop deck, which Pepin says was recently completed and adds an outdoor element to the building.
Vibrant culture within Lincoln Square
“This building is in a prime west-end location,” Pepin says. “You’re in the center of the Upper West Side, but in a quiet, very residential, very pretty part of the neighborhood - you really feel like you are in the suburbs of the city.” Still, the co-op’s location on the corner of 71st and West End Avenue puts residents only a block from Broadway and Amsterdam Ave, commercial hubs lined with stores ranging from boutiques to Bloomingdale’s and diverse restaurants. “People love to be near the neighborhood hotspots, and you’re only a block away, so you’re not in the midst of the busyness but still conveniently located,” Pepin adds. The neighborhood is also known for its vibrant fine arts culture, with the renowned Lincoln Center serving as its epicenter. The performing arts center is home to the Metropolitan Opera House, the New York City Ballet and the New York Philharmonic. Live music venues like the Triad Theater and the Beacon Theatre add to the area’s artistic appeal. Greenspaces are also accessible within a short walk. Riverside Park stretches a block west of the building, offering walking trails, dog runs and athletic facilities along the Hudson River. The city’s expansive Central Park lies to the east, with scenic spots such as Strawberry Fields and the lake steps from the 72nd Street entrance. The 72nd Street subway station is the closest to 240 West End Ave, with access to the 1, 2, and 3 lines. The M57 and M72 bus lines stop in front of the building’s entrance, while the M104 and M5 buses also serve stops off of Broadway and 71st Street.
