Set on a tree-lined street encircling Grand Army Plaza, 25 Plaza St. dates to 1941 and was designed by noted architect Boris W. Dorfman, who utilized the triangular site's entire footprint to craft a stately six-story building. “Because it's on a curved street, no matter which direction you're walking, the red brick and white window casings sweep out in front of you,” says James Guimaraes, a Corcoran broker who has lived in the Park Slope building since 2018. Striking indeed, the 70-unit structure is adorned with preserved architectural details that range from eye-catching to subtle. The clear standout is the entrance portico, defined by a sidewalk-spanning canopy with wedding cake-style details and doors flanked by elaborate columns holding up an arch. Just beyond this is the lobby, anchored by a reception desk and graced with architectural moldings. “There's a beautiful, well-manicured garden in front, and its height is not too imposing,” notes Guimaraes. Adding to the appeal is the fact that it’s one of the few co-op properties in the neighborhood equipped with its own parking garage and a rooftop space exclusively for residents. “The building perfectly balances approachability and luxury — and it’s beautiful inside and out.”

Apartment sizes at 25 Plaza St. range from studios to three-bedrooms units, many of which have been modernized but retain their prewar charm. The layouts vary significantly, in part due to the building’s unique shape that results in diagonal walls within. Signature elements include round-edge doorways and sunken living rooms, which were popular in midcentury interiors. Kitchens tend to be galley-style, and entry foyers are common. Every bathroom is also equipped with a window, allowing for natural light and ventilation. Prices for a studio start at around $450,000, and one-bedrooms range between $665,000 and $860,000, depending on how much updating is needed. A two-bedroom residence sold in March 2023 for $1.35 million, while a three-bedroom was acquired in December 2022 for $1.7 million. In terms of building policies, co-purchasing, guarantors, pied-a-terres and pets are all permitted.
A pair of roof decks plus a renovated laundry room
Coveted amenities at 25 Plaza St. include a pair of rooftop terraces, a renovated laundry room, storage units, bike storage and a parking garage. While both roof decks are decorated with outdoor furnishings that provide places to sit and relax, one overlooks Grand Army Plaza, and the other features panoramic vistas of the Manhattan and Brooklyn skylines. Keeping watch in the lobby is a part-time doorman, stationed from 8am to midnight seven days a week. “The building comes with an incredible staff — the doormen are warm, gracious and professional,” says Guimaraes. “The superintendent is first rate, and the property manager stays on top of all of the issues and concerns that affect NYC co-ops.” The lobby and hallways were also recently renovated.
Located in sought-after Park Slope overlooking Grand Army Plaza
Park Slope is one of the borough’s most sought-after neighborhoods, especially popular with families who want to be close to Prospect Park and its myriad amenities, which include sprawling meadows, meandering running trails, playgrounds and a zoo. “Prospect Park serves as a respite from the hustle of city life,” says Guimaraes. The building faces Grand Army Plaza, the official gateway to the park, known for its year-round farmers market every Saturday as well as its history as a site of protest and activism. The location is also just moments away from major cultural institutions such as the Brooklyn Museum, the Central Library and the Brooklyn Botanical Garden.
The blocks immediately surrounding 25 Plaza St. are largely residential, comprised of handsome brownstones and stately apartment buildings. The notable exception is the Montauk Club, a private club housed in a striking Venetian Gothic landmark designed by Francis Kimball. Membership is around $600 annually and includes access to the group’s range of social spaces, events and activities. Grocery shopping, meanwhile, can be done at the 7th Ave. Gourmet, Union Market and Food Universe Marketplace, all within a 10-minute walk. The Park Slope Food Co-op, a neighborhood institute that requires its own membership, is also easily accessible. The area is also dotted with well-reviewed restaurants including Ramen Danbo, Sawa, Gertrude’s and Blueprint, plus charming cafés like Velvette Brew and Kos Kaffe.
Easy access to the 2, 3, B and Q trains
There are multiple subways in the blocks surrounding 25 Plaza St., among them the 2 and 3 trains at Grand Army Plaza and the B and Q trains at Seventh Avenue, all of which provide quick access to Lower Manhattan. A major transit hub connecting even more lines can be found less than a mile away, at Atlantic Avenue–Barclays Center station, which is also a terminus for the Long Island Rail Road. Citi Bikes are plentiful in the area, with one just down the block and two more within a tenth of a mile. The B69 is the closest bus and travels between Brooklyn’s Dumbo and Kensington neighborhoods, while the B41 cuts through Prospect Park as it makes its way to Marine Park along the South Brooklyn waterfront.
