Postwar co-op offering a good value near the waterfront

The six-story red-brick building in Sheepshead Bay is non-descript and typical of postwar architecture from 1957. However, housing-wise, the co-op is in the minority, as single- and multi-family homes dominate the tree-lined streets. The more significant selling point is the building’s proximity to the eponymous waterfront and pier, as well as its short walk to transportation, necessities and restaurants, at prices much lower than the gentrified neighborhoods to the north. Not only are prices below average, but low-maintenance fees can make buying a unit cheaper than renting.

Roomy layouts ranging from gut renovations to as-is condition

The 107 units range from studios to two-bedrooms, and the condition varies. Studios start around 475 square feet and can fit a full-sized bed, a small office space or a living room set. Many unrenovated bathrooms still contain pink-colored tiles edged by black borders, which were common during that era. Some renovated studios have updated kitchens with breakfast bars and dishwashers, but studios are less likely to have received makeovers compared to larger apartments. One-bedrooms start around 700 square feet and typically offer separate windowed galley kitchens and large living rooms and bedrooms. Upgrades might include new counters and cabinets and stainless-steel appliances. Bathroom updates have occasionally replaced the bathtub with a walk-in shower. Two-bedrooms start around 850 square feet and are more likely to include customizations like new floors, additional closets and gut-renovated kitchens and baths. On the other hand, it’s not uncommon to find apartments in as-in condition, representing a good deal for those willing to put in the work. Most two-bedrooms come with one bathroom, but two bathrooms exist. The largest two-bedrooms cover 1,300 square feet. Fire escapes and window air conditioner units are standard throughout. A tiny number of first-floor units also include roomy terraces. The last recorded studio sale went for $200,000 in 2023 and came with a $321 monthly charge. A one-bedroom listed for $325,000 in 2025, although a two-bedroom sold for $335,000 in 2024. Less than half are rentals.

Two laundry rooms and waitlisted parking

The co-op features a small courtyard, two small laundry rooms, two elevators and a well-maintained, if dated, lobby. There’s also a live-in super and parking garage, which typically has a waitlist. Pets are allowed, and the board permits subletting after three years of ownership. Monthly maintenance fees include everything but electricity. The co-op has strong financials and no flip tax.

Residential section by waterfront Emmons Avenue

Though much of Sheepshead Bay is residential, NetCost Market is across the street, a local chain known for its Russian stock and fresh produce. Stop & Shop is two blocks away, and Avenue Y is just beyond for chain shopping. Bill Brown Playground is further east along Avenue Y in another residential section. For leisure, the co-op is two blocks from waterfront Emmons Avenue, a popular, sidewalk-lined stretch filled with restaurants. Quite a few have been around since the 1930s, including Randazzo’s Clam Bar and Jimmy’s Famous Heros. Others are newer, special-occasion spots that take advantage of Sheepshead Bay views. The Ocean Avenue Pedestrian Bridge connects Sheepshead Bay to Manhattan Beach; the short walk is a straight shot from the co-op and leads to the actual beach area. However, hopping a bus to the beach is faster and easier with beach gear. Not least, the pier is a popular spot for fishing charters or for recreational fishers to set up camp.

Near trains and the Belt Parkway

The co-op is a short walk from the express B and Q trains at Sheepshead Bay, taking a little more than an hour to reach Midtown. Buses run along Voorhies and Ocean avenues. The latter, around the corner, is also convenient for drivers to access other Brooklyn neighborhoods. The Belt Parkway is equally close and connects drivers with Queens, Staten Island and Manhattan. JFK International Airport is 12 miles away in Queens. Despite waitlisted parking in the garage, street parking is easier to find here since numerous homes have garages or driveways, and there aren’t as many businesses.
