An accessibly priced midcentury co-op in Gravesend
Situated on East Seventh Street between Shore Parkway and Avenue Z, 2675 East 7th Street finds itself on a quaint Gravesend side street. Just blocks from Ocean Parkway, the six-story red-brick building finds itself in good company with the surrounding brick-clad co-ops, duplexes with fenced driveways and multi-story single-family homes. Petite layouts with formal foyers
84 units across six stories range from one- to two-bedrooms. There are, however, a handful of combined residences with three-bedrooms. The layouts are petite with galley-style eat-in kitchens, narrow hallways connecting bedrooms and long, narrow living rooms big enough to fit a sofa, credenza and a wall-mounted TV. The design includes midcentury characteristics, including salon-like foyers, subway-tiled bathrooms, solid wood doors and floor molding. Unit #11N, a 650-square-foot one-bedroom with an open eating and living area and three walk-in closets, sold for $198,000 in August 2024. A 1,000-square-foot two-bedroom, #1P, with a private garden terrace, sold for $299,999 in September 2024. With just one bathroom, #5L, a 920 square foot three-bedroom, features a split layout with a closet in each room; it went on the market for $379,000 in March 2024.
Essential service and amenities with parking
The elevator building has a live-in super and part-time maintenance staff. With only the basics, the low monthly maintenance fees include taxes and all utilities: electricity, heat, water and gas. Available with an additional surcharge, the co-op provides indoor parking in the basement garage and outdoor parking behind the building. (Plus, street parking along Manor Court is moderately easy.) The lower level has a laundry room with folding tables, two bike rooms and rentable personal storage.
A residential neighborhood with tree-shaded streets
By and large, the entire neighborhood is made of housing and quiet streets. Along the main drag, Coney Island Avenue, there are sporadically spaced chains and conveniences, including 7-Eleven, Dunkin’, Magic Shoe and Watch Repair and many big-name gas stations. All around the neighborhood, locals can find family-run bodegas and restaurants; a few favorites include L&B Spumoni Gardens for Sicilian pizza, Mtskheta Café for traditional Georgian dishes and John’s Deli for toasted subs. While Gravesend has no parks, it is notoriously close to Cooney Island and Brighton Beach, providing access to the boardwalk, fairground rides, the NY Aquarium and seasonal lifeguards. For groceries, residents can shop at nearby markets: Keyfood, Sheepshead Bay Marketplace and Stop & Shop.
A former industrial area with a cluster of medical centers
In the 1890s, Gravesend was home to the Boynton Bicycle Railroad, the earliest forerunner of the monorail. The company operated a short route between the Gravesend stop of the Sea Beach Railroad (near the intersection of 86th and West Seventh Streets) and Brighton Beach in Coney Island (a distance of just over a mile). Despite the quick and easy service, the BBR failed and fell into disuse.
Today, sections of the neighborhood remain industrial, housing the Coney Island MTA Yard, a maintenance yard where trains undergo major overhauls or rebuilding. Meanwhile, the neighborhood is also chock full of medical care providers — hospitals, specialists, rehabs and more — including Cooney Island Hospital, NYC Health + Hospitals and NYU Langone. Buyers should note three corresponding emergency rooms just two blocks west along Shore Parkway at East 6th Street.
A bit of a schlep
Gravesend is slightly remote, but thankfully, this co-op is located on the border next to Sheepshead Bay. Located just over a half mile from 2675 East 7th Street, Sheepshead Bay station provides access to the B and Q trains. Meanwhile, nearby thoroughfares — Belt Park Way, Coney Island Avenue, and the FDR — make getting around Brooklyn and the city manageable.
