Comfortable layouts in a well-managed building
Between the 1940s and 1960s, a flurry of mostly four- and six-story red-brick buildings went up along the Frederick Law Olmsted- and Calvert Vaux-designed Ocean Parkway. Their wide, landscaped setbacks and positioning along the tree-lined boulevard’s upper section of Kensington, placed the buildings in the luxury housing category, according to The New York Times. While most folks today may not go as far as comparing the buildings to “a Park Avenue address, Brooklyn-style” the way developer Aaron Ziegelman described them to the Times in 1985, their comfortable building layouts and the area’s suburban feel make an address here highly coveted.
“Lovely, absolutely beautiful,” is how Jacqueline Esposito, a Corcoran real estate agent who sold a one-bedroom in the building in December 2024 describes the area. With a six-story height and 114 units spread across a wide swath of land, 280 Ocean Parkway is typical of the area and blends right in with its neighbors. And although the building is no-frills, Esposito attests that 280 Ocean Parkway is “well priced and managed…just in good shape,” making it a sought-after place to live.
A variety of unit sizes with “mid-war” style
Residences within 280 Ocean Parkway differ widely in size, even within unit lines. But Esposito believes that’s a good thing. “It's nice that they have one-bedrooms at different sizes… that can be nice for people at different price points,” she explains. Most of the units are one- and two-bedrooms, with a sprinkling of studios and three-bedrooms in between. Built in 1941, the building is considered to be prewar although it feels in-between pre- and post-war (mid-war?). Apartments reflect this transitional character with prewar elements like foyers, windowed kitchens and archways, while decorative elements of earlier prewar architecture like ornate crown molding and fireplaces are missing. Most of the apartments offered at 280 Ocean Parkway have been altered in some way — for example, many curved archways have been made straight and kitchens opened up to living areas — but the results are usually fresh and contemporary. Most apartments have ample closet space and corner units provide multiple exposures.
Prices reflect the eclectic unit sizing with one-bedroom apartments under 1,000 square feet selling between $322,000 and $449,000; a 1,000-square-foot one-bedroom cost $529,000 in the summer of 2024. Two-bedrooms are usually sized above 1,100 square feet and are priced between $649,000 and $749,000. Maintenance fees are also extremely low for the area and cover heat, water, and cooking gas.
A live-in super and central laundry
280 Ocean Parkway is not a doorman building but it does have a large, well-maintained classic midcentury lobby that receives lots of natural light and has a package room. The super lives in the building. A central laundry room and bike storage are available while there is a waitlist for unit storage. Pets are allowed but dogs aren’t permitted.
Speedy access to everyday conveniences and proximity to two parks
Even though the area around 280 Ocean Parkway is dense with housing, it’s only a six-minute walk to get residents to the closest commercial drag on Church Avenue. There, they’ll find a Met Fresh for supermarket shopping along with smaller delis selling goods reflective of the neighborhood’s diverse ethnic communities. Carnival Fresh Market is a large purveyor of fresh fruit and vegetables on the avenue. There’s also a Walgreens, banks and several medical and commercial businesses serving everyday needs. The closest park, which is 15 minutes by foot, is Parade Ground, 39.5 acres of large green spaces where a dog run, ball fields and courts, plus a playground live. Prospect Park and all of its available amenities are a 20-minute walk from the building.
A dangerous intersection for pedestrians but a quick drive into Manhattan
Ocean Parkway has limited public transit running along its route. The closest bus stops are a five-minute walk to Church Avenue where the B35 or B103 stops for travel within Brooklyn and the BM3 or BM4 takes riders into Manhattan. Prospective buyers should note that this intersection has been labeled as extremely dangerous. According to local news outlet Patch.com, the corner was deemed by officials to be "one of the most crash-prone in Brooklyn.” Vision Zero upgrades were made in the summer of 2019, but statistics on improvement of pedestrian and vehicular safety are unavailable. If traveling within Brooklyn, despite the extra minute or two of walking, it’s safer to catch the bus along other Church Avenue intersections. If taking public transportation into Manhattan, the 10-minute walk to the F train at the Church Avenue stop on McDonald Street is definitely worth it. The G train also makes a stop at this station. For drivers, living off of Ocean Parkway has its advantages, as the road quickly leads to the Prospect Expressway which takes commuters onto I-478 and into lower Manhattan in under 15 minutes. Cyclists will appreciate the Ocean Parkway bike path, one of the oldest in the country, which runs alongside the building and is separated from vehicular traffic by trees. The shielded lane offers a safe and picturesque route for both commuting and recreational riding.
