An eco-conscious midrise with LEED Gold Certification
Nowadays, with the climate crisis looming large over the planet, there’s little excuse for new multi-million-dollar developments in urban centers to not have green standards or LEED certification. But alas, it’s not as common as one might think — or hope. Back in 2010, forward-thinking architectural firm Perkins Eastman designed a 12-story, LEED Gold-certified condominium that pairs eco-friendly design with tranquil units and common spaces, proving that you don’t have to sacrifice quality with green consciousness. Behind the modern aluminum and brick-clad facade, each of the 120 units not only embodies this sentiment but also a kind of approachability that is uncommon among other luxury builds. Broker Mukul “Micky” Lalchandani has lived in the building over the last 10 years, and, as the founder of real estate agency Undivided, also sold more than 40 percent of the units. “What drew me to the building was that it was the first LEED-certified, eco-friendly building in the neighborhood,” he says. “I felt really connected to that.” The lobby, outfitted with seating areas in earth tones, textured materials and bamboo wood accents, ironically feels a world away from the city. “As soon as you walk into the lobby, you’re taken away from the hustle and bustle of the city, and transported into a really quiet, Zen-like space with a lot of natural light coming in. It doesn’t feel like a claustrophobic vertical building like much of Manhattan. I moved there because of the feeling I got from the building,” he adds.
Innovative, green design across 120 units with 38 unique layouts
So what does “green” design actually mean? Or more precisely, how does it manifest in the actual apartments and building at large? First of all, it starts with materials: “The floors are all made of bamboo which is a sustainable material, and the window glass is also made from recyclable materials,” Lalchandani says. “[There are also] low-E glass filaments between the window panes to reduce the amount of UV rays that come into the home, which reduces the amount of electricity used.” In addition to that, filtered water is pumped throughout the faucets and showers, and all the kitchen appliances are Energy Star-rated, meaning the electricity bill is typically lower than in a similar luxury building. Bathrooms are fairly spacious, if not oversized, which Lalchandani — who recently completed his LEED certification courses — also attributes to the eco-friendly design itself. Clad in white Bianco Dolomiti marble and glass mosaic tile, buyers can expect floating vanities and soaking tubs with recycled glass around the perimeter of the bath. “All bathrooms have a tranquil, beach luxury feeling to them,” Lalchandani says. “There’s a rain shower head, so when you enter the bathroom you feel like you’re in a waterfall in the forest.”
There are the 36 different layouts, all of which impact the amount of light each resident receives in their home through the floor-to-ceiling and bay windows. “The building has been designed to maximize the amount of light to come into each apartment,” Lalchandani says. This is also due in part to the facade, which is set back in various areas to allow for unique outdoor spaces in many homes. “If you look at the exterior of the building, you’ll see there are very different-looking apartments, so it appeals to different types of residents.”
Full-service building with a large rooftop deck, fitness center and 24-hour doorman
Up on the rooftop, residents can find a 5,000-square-foot garden, complete with greenery and trees, gas grills and couches. There’s also a bocce area and a separate sundeck for lounging. “The purpose is not only to provide aesthetic beauty, but it also reduces the [urban] heat island effect,” Lalchandani says. “When the sun hits the rooftop, because the greenery absorbs the heat, it doesn’t soak into the building and reduces the amount of electricity it takes to keep the building cool.” Downstairs, residents have two dedicated fitness spaces, one with free weights and two Peloton machines, and a separate stretch room with a ballet bar and boxing bag. “You can bring a private trainer for private sessions if you want.” Next, is the children’s playroom, which is situated right next door to the residents’ lounge. This proximity was also intentional, this time, with families in mind: “If you wanted to entertain friends and family, the rooms are separated by glass so you can easily look in and watch your children as they play.” Finally, the building has a 24-hour concierge/door attendant, as well as a separate, third party-operated parking garage on the lower level.
Studio to three-bedroom units starting at $697,000
Studios run just under $700,000, while one-bedrooms typically start at $1 million. Two-bedrooms usually start around $2 million, but some units have listed for $1.35 million in recent years. Three-bedrooms are very rare to come to market, but when the building first opened, one unit sold for as low as $1.68 million. Another thing buyers may want to consider for any condo purchase in the Big Apple is the carrying charges. “Even though the building is 14 years old, because of the LEED certification, the carrying cost is actually lower than some of the other luxury buildings in the area,” Lalchandani says. “In terms of similar constructions and size, carrying costs [in other nearby buildings] are almost twice as much.”
On the border of Kips Bay and Murray Hill
A welcomed addition to the riverfront, construction on the East River Esplanade is ongoing and nearing completion — and the best part is, it’s a mere block away from the building. NYU Langone Health is also one block away and Trader Joe’s is one avenue west. Residents can find plenty of dining along Third Avenue and the closest park, complete with sports fields, is one block north at St. Vartan Park. The only downside to living on Second Avenue in this bustling neighborhood is that the trains aren’t as plentiful: The 4 and 6 trains at the 23rd Street Station are nearly three full avenues away to the west.
